The covered walkway from the drive to the front door. On the streets in Chapel Hill, Lake Eden, Mission Hill and Forest Hills you will find at least one of them on most houses, and on a fair number the low-slope area was recovered at some point by somebody who was not a roofer.
That matters because a low-slope roof has no shape to fall back on. It moves water by fall and holds it out by seam, and if either stops working there is nothing behind them.
The good news is that these are small roofs, which makes them cheap to put right properly while they are still only tired. The bad news is that being small is exactly why they get left off quotes, folded into a rate per square foot, or patched with whatever was in the truck.
Three faults account for nearly all of it: seams opening at a perimeter or where the covering climbs a wall, outlets blocking so the deck ponds and presses on the seams below, and the junction with the pitched roof above working loose because it was sealed rather than formed in metal. Sealant is not a flashing.
We survey the low-slope area separately, open a test spot where the covering has been added to more than once, and price it on its own line. Doing that separately also means you can deal with the attachment now and leave the pitched roof above it alone, which on a house of this size is very often the sensible order.

What to know.
- Small roof, separate price
A carport or Florida room roof might be a fraction of the total area and still be responsible for most of the water entering the house. It gets its own inspection, its own covering specification and its own line on the quote. A single rate per square foot spread across the whole roof has not costed the details, and on these attachments the details are the entire job: the upstand, the perimeter, the outlet and the junction with the pitched roof.
- How many layers are up there
A low-slope area that has been recovered two or three times over the decades hides its deck, carries extra weight and holds moisture against the timber. Before quoting we open a test spot to see what is there and what condition the wood is in. Where the deck is sound a re-cover can be reasonable. Where layers have been holding damp for years, a tear-off is the only repair worth paying for, and the test area shows which you have.
- Choosing the covering
Modified bitumen in narrower sheets suits the cramped, irregular shapes of a carport, Florida room or utility area, with short runs and tight upstands, and it is what most of these attachments want. Single-ply TPO, welded at the seams, belongs on the larger decks and the small commercial buildings in the area. A coating renews a covering that is genuinely intact and rebuilds nothing at all. Condition and fall decide it, not preference.
- Standing water is the warning
A low-slope deck should be dry within a day of rain. If it is not, either the outlet has stopped clearing or the deck has lost its fall. A blocked outlet is quick and cheap to clear and frequently ends the problem outright. A settled deck is the other version, and patching does nothing lasting; the fall has to be rebuilt with tapered insulation at the next re-cover. Either way, standing water works on seams continuously.

The main roof is fine, so why does the Florida room leak?
Because two different roofs meet along one line, and that line is where the water goes in. The Florida room is low-slope and depends on fall and closed seams; the roof above depends on pitch. The changeover between them has to be formed in metal and lapped into both coverings. Where somebody has run sealant along it instead, heat and movement open it, and water arrives inside while everything overhead looks untouched. Rebuilding the detail is the repair.
Can a coating be used instead of replacing it?
Where the conditions are met, yes, and on a small attachment it is good value. A coating renews a covering; it cannot reconstruct one. It needs seams that are still closed, a deck that still falls to its outlet and an outlet that clears. Satisfy those and you buy real years cheaply. Fail them and the fault continues underneath, unseen. On a roof that has already been coated once, a test opening usually answers the question in a few minutes.
Why is there water sitting on my carport roof?
Either the outlet has blocked or the deck no longer falls the way it was built to. The first is the common and cheap cause and clearing it often solves the whole problem. The second is settlement, and no amount of patching addresses it; the slope has to be rebuilt with tapered insulation when the roof is re-covered. It is worth acting on either way, because standing water presses on the seams beneath it and adds weight the structure was never sized for.
Is it worth doing the flat part on its own?
Frequently, yes, and it is one of the more sensible ways to spend money on one of these houses. The attachment is small, it is usually the part actually leaking, and putting it right properly buys years while the pitched roof above carries on. We price it separately for exactly that reason, so you can deal with the part that needs attention now without being pushed into replacing a roof that still has life in it.
