Concrete tile roof repair and replacement
A concrete tile roof is molded concrete tile, flat or S profile, laid over a waterproof underlayment, and Molsbee Roofing repairs and replaces concrete tile roofs across Palm Beach County. It's the tile we install most. Drive through Wellington, Jupiter, Palm Beach Gardens, Greenacres or Boca Raton and you'll see it on street after street, often with an HOA that wants the same profile and color the street was built with. Concrete tile stands up to our sun and wind, and it takes foot traffic better than clay. When it leaks, it's almost never the tile. It's the underlayment under it, dried out and cracked by years of attic heat. A concrete tile roof is replaced with new tile over new underlayment. Family-run since 1975, from our shop in Lake Worth Beach. Free inspection, price in writing. The phone is answered 24 hours a day at 561-318-8624.

Concrete tile
The tile most of the county was built with
What concrete tile is, how we replace it, and when a repair is enough.
What concrete tile is
Concrete tile costs less than clay, weighs more, and takes a person walking on it better. It comes in the flat and S profiles most Palm Beach County neighborhoods were built with. The color sits on the surface, so it fades a little over the years and can grow algae on the shady side. For most houses here, concrete is the sensible choice.
New tile over new underlayment
Concrete tile is not relaid. When the roof needs replacing, the old tile comes off, we check every sheet of wood and replace what's soft, and a self-adhered underlayment goes across the whole roof. Then the new tile, set to the Florida Building Code for your wind zone, with flashing at every wall, valley and pipe.
Concrete tile repairs
Cracked or slipped tiles, a bad valley, mortar gone at a ridge or a flashing that has let go are repairs. We match the profile and color, fix the source and photograph it. If the underlayment has failed across the whole roof, a patch only buys a little time, and we'll show you the photos so you can see which one you have.
HOA approval and the weight
Many HOA neighborhoods want tile, and many want the same profile and color the street was built with, so we bring samples that match and check the association's approval before anything is ordered. Concrete tile is heavy. Switching a house built for shingle to concrete tile means checking first that the trusses can carry the load.

Concrete tile, explained
Frequently asked questions.
Can my concrete tile go back on over new underlayment?
Not as a rule. A concrete tile roof is priced as new tile over new underlayment. Resetting the same tile is a route we offer on sound clay barrel tile, where the tile is worth keeping. If your roof has some of each, we explain both at the free inspection.
How long does a concrete tile roof last in Florida?
The tile lasts for decades. The underlayment under it wears out first, and that sets the real life of the roof. Concrete tile can stay sound while the felt under it cracks from years of attic heat, so a roof can look fine from the street and still leak into a ceiling.
Repair or replace a concrete tile roof?
A few tiles, a valley or a flashing is a repair. Underlayment that has given out across the roof means replacement. The quarter-roof rule considers how much of a roof system or section is repaired, replaced or recovered in any 12-month period. Above a quarter, the roof covering across that entire system or section generally must be replaced or recovered to meet current code requirements. If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements. We check which applies before we price.
Concrete or clay tile?
If the house was built with concrete, concrete is the sensible choice unless you want the look of clay and the structure can take the change. Clay is lighter, costs more and keeps its color. Concrete is heavier and takes foot traffic better. If your HOA has a say, check before you switch. We bring samples of both.
What does the free inspection check on a concrete tile roof?
We lift tile in several places and look at the underlayment, the flashings and the deck, check the mortar at the ridges and hips, and photograph the valleys and any cracked or slipped pieces. You get the photos and a written price, whether it's a repair or new tile over new underlayment. The phone is answered 24 hours a day at 561-318-8624.
