Wellington is a pitched-roof village, so the low-slope work here is mostly attached rather than freestanding: the patio cover, the screened enclosure roof, the porch, the link between a house and its garage, and, on the larger lots, the workshop, the tack room and the run of covered stabling that was built flat because it was cheaper and quicker. Being small and secondary is exactly what makes these roofs a problem.
Nobody looks at them, they were often added later by somebody other than a roofer, and unlike the tile or shingle above them they have no shape to fall back on. A low-slope roof keeps water out with two things and nothing else: a fall that carries water to an outlet, and seams that stay closed.
Lose either and there is no second line. The faults are consistent across 33414.
Seams open, usually at a perimeter or where the covering climbs a wall. Outlets block, and with pine and oak overhead they block faster than owners expect, at which point a shallow pond sits on the seams and adds weight the structure was never sized for.
And the junction where the low roof meets the pitched roof above works loose, because it is the busiest joint on the building and the one most likely to have been treated with a tube of sealant. Sealant is not a flashing and will not become one.
That joint has to be formed in metal and lapped into both coverings so water is steered across it rather than dammed behind it. One more thing worth saying about these roofs: because they are small, they are often left off a quote written for the tile above, or folded into a rate per square foot that never reflected the work the details actually need.

A large share of the low-slope roofs we are called to in Wellington were put on after the house was finished, sometimes by a builder and sometimes by somebody who was not a roofer at all. That shows up in the details: an upstand relying on adhesion, a perimeter without a proper edge, an outlet in the wrong corner. The covering may be perfectly serviceable and the details still wrong, and details are what leak, so that is where the inspection starts.
- Under trees, outlets choke fast
Pine needles and oak litter find drainage points and stay there. A low-slope roof under mature planting can lose its outlet inside a single wet season, and once it has, every heavy afternoon leaves standing water directly on top of the seams. Clearing and testing the outlet is minutes of work, needs doing more than once a year on these lots, and prevents a fault that gets expensive as soon as it reaches the deck.
- Choosing the covering
Modified bitumen in narrower sheets suits the cramped, irregular shapes of a patio cover, a porch or a garage link, with short runs and tight upstands. Single-ply TPO, welded at the seams and light in colour, belongs on the larger open decks: workshops, stabling runs and the bigger outbuildings. A coating is a different option and applies only where what is underneath is genuinely intact. Condition, fall and the years you need decide it.
- The upstand at the wall
Where a patio or porch roof meets the house, the covering has to run up the wall, terminate and be capped. It is the hardest detail on any low-slope roof and the first place a bead of mastic goes when weeping starts, which buys one season and costs more afterwards. We rebuild those upstands as they should be, carrying the membrane up and fixing it mechanically under a cap rather than trusting something to stay stuck to a painted wall.

The main roof is fine, so why does the patio cover leak?
Because two different roofs meet along one line, and that line is where the water goes in. The patio cover is low-slope and depends on fall and closed seams; the roof above depends on pitch. The changeover has to be formed in metal and lapped into both so the water is carried over it. Where somebody has run sealant along it instead, heat and movement open it up, and water appears inside while everything overhead looks untouched. The fix is rebuilding the joint.
Can a coating be used instead of replacing it?
Where the conditions are met, yes, and it is good value. A coating renews a covering; it cannot rebuild one. It needs seams that are still closed, a deck that still falls to its outlet and an outlet that clears. Satisfy those and you buy real years for a fraction of a re-cover. Fail them and the fault carries on underneath, out of sight and no cheaper for the delay. The inspection photographs decide it and we will tell you plainly which case you are in.
Water is standing on my workshop roof. How urgent is it?
Urgent enough to deal with this season rather than next. Standing water presses continuously on the seams beneath it and adds load the structure was never designed to carry. Under mature planting the usual cause is simply a blocked outlet, which is quick and cheap to clear and often ends the matter. If clearing it does not, the deck has lost its fall, and that needs the slope rebuilt with tapered insulation at the next re-cover rather than more patching.
Do you re-roof stabling and outbuildings?
Yes, and on the larger Wellington lots they are frequently the roofs most in need of it. They are usually simple structures, which keeps the cost down, and they have often gone the longest without anyone looking. We measure and price each building separately from the house so you can see what each one needs on its own and decide the order of work, rather than being handed a single figure covering everything on the property.
