A lanai or garage roof added after the tile went on has no slope to forgive a mistake, and it fails at the junction: water off the tile lands on the membrane, runs to the wall and gets behind flashing set too low. Because the lanai was added after the tile, and the junction between them was never flashed high enough. Water shedding off the tile hits the membrane, runs to the wall and works in behind the low flashing, so the stain can appear well inside the house.
The lasting fix takes the membrane up the wall, adds new metal flashing and lays the tile back over it, which is why sealing the stain from inside never holds.
Fix a leak when you find it, because water under a flat membrane spreads through the insulation and the next heavy rain makes the wet area larger. A full replacement needs dry days to install and tie in, so we plan it around the weather and have the materials on hand before the old roof comes off.
In PGA National a re-roof also has to finish inside the association's completion window, which is another reason to stage first.
