On the other side are the roofs almost nobody thinks of as part of this city's housing at all, and they are large: the clubhouses, amenity centres, cart barns and maintenance buildings that every one of these communities owns, plus the offices and plazas along the commercial corridor in 33410. A board is responsible for the second kind whether or not anyone on it has ever thought about a roof.
Both behave identically, because low-slope covering does not shed water by shape. It moves water by fall and holds it out by seam, and when either stops working there is nothing behind them.
Three faults account for nearly all of it. Seams open, most often at a perimeter or where the covering climbs a wall.
Outlets block, and a deck that cannot empty carries a shallow pond that presses on the seams beneath it and adds weight nobody designed for. And the junction where a low roof meets the pitched roof above works loose, because it is the busiest detail on the building and the one most likely to have been treated with sealant.
Sealant is not a flashing. That junction has to be formed in metal and lapped into both coverings.
Scale changes the arithmetic but not the diagnosis: a clubhouse roof has more outlets, more upstands and more penetrations than a lanai, and every one of them is another place for the same three faults to start. - The buildings a board is responsible for
Clubhouses, fitness and amenity centres, cart barns, gatehouses and maintenance buildings are association property, and their roofs are usually the largest single asset nobody has a current condition report on. We survey them in mapped sections, photograph each one and hand back a document that separates what cannot wait from what belongs in a future budget. That is what a board can plan against, minute and defend to owners, rather than a single figure with nothing behind it.
- Small residential sections, no margin
A lanai or entry canopy may be a fraction of the roof area and still account for most of the water that gets into the house. It is low-slope, so it lives or dies on fall and closed seams, and it is small enough to be waved at in a quote written for the tile. We inspect and price it separately, because a rate per square foot spread across the whole roof has not costed the details, and the details are what leak.
- Matching the covering to the deck
Single-ply TPO, welded at the seams and light in colour, suits the open decks on clubhouses, amenity buildings and the offices along the corridor. Modified bitumen in narrower sheets handles the cramped geometry of a lanai or a garage link far better, with short runs and tight upstands. A coating is a separate option and applies only where what is underneath is genuinely intact. Condition, fall and the years required decide it, and we hold Carlisle certification for TPO.
- Standing water is a message
A low-slope deck should be dry a day or so after rain. If it is not, either the outlets are not clearing or the deck no longer falls the way it was built to. Blocked outlets are the cheap version and clearing them often ends the matter. A deck that has settled is the other, and patching achieves nothing lasting; the fall has to be rebuilt with tapered insulation during a re-cover. Both belong on a written scope as their own line.

We are a board with no roof report. Where do we start?
With a survey rather than a quote. We map the roof into sections, photograph each one and produce a document that separates urgent work from what can reasonably be scheduled and budgeted over the next few years. That gives a board something to minute, plan against and show owners, and it means the eventual decision is made on evidence rather than on whichever contractor happened to call. The survey is free, and the report is yours to take to any contractor the board chooses.
My tile roof is fine, so why is the lanai leaking?
Because two different roofs meet along one line and the line is the weak point. The lanai is low-slope and relies on fall and closed seams; the tile above relies on pitch. The changeover must be formed in metal and lapped into both coverings so water is carried across it. Where somebody has run sealant along it instead, heat and movement open it, and water arrives inside while everything overhead looks perfect. Rebuilding the detail is the repair.
Would a coating save us a replacement?
Where the conditions are met, yes, and on a large clubhouse or amenity roof the saving is substantial. A coating renews a covering; it cannot rebuild one. It needs seams that are still closed, a deck that still falls correctly and outlets that clear. Meet those and you buy real years for a fraction of a re-cover. Miss them and the fault continues underneath, unseen. The survey photographs decide it, and we will tell you plainly which case the roof is in.
There is water standing on the roof. How urgent is that?
Worth resolving this season rather than next. Standing water bears down continuously on the seams beneath it and adds load the structure was never sized for. The usual cause is blocked outlets, which is quick and inexpensive to clear and frequently ends the problem outright. If clearing them does not, the deck has lost its fall through settlement, and that needs the slope rebuilt with tapered insulation at the next re-cover rather than another round of patching.
