Several of them specify tile and stop there.
Others allow shingle in named profiles and a short list of shades. A few, along with the unincorporated pockets such as Horseshoe Acres West, leave the choice largely to the owner.
Those are four completely different answers and they apply within a couple of miles of each other, which is why we settle it at the inspection, in writing, before a colour is chosen or a material ordered. Ventilation deserves its own mention, because on the newer stock here the ridge vent is usually present and the intake at the eaves is often blocked by insulation or closed off during an earlier re-roof, and a vent with nothing feeding it moves no air at all. - Four communities, four different answers
Mirasol, Ballenisles, Frenchmans Creek and Evergrene do not share one rulebook. One may specify tile outright, another may permit shingle in two profiles and three shades, another may care mainly about colour. Assuming your neighbour's answer applies to your street is how people end up with a roof they have to replace twice. We read the schedule that governs your address specifically and put what it says in writing before anything else happens.
- Approval first, permit second, order third
The sequence matters and it is not the one most owners expect. The association reviews and approves, then the permit application goes to the city, then material is ordered against an approved specification. Doing it in any other order risks a roof arriving that cannot legally or contractually go on. We prepare the submission, chase the answer and only then move to the permit, and the schedule we give you reflects that the first step belongs to somebody else.
- Built as a system, not a covering
Shingle fails at its edges and its penetrations rather than in the middle of a slope, so the starter course, the drip edge and the flashing around every vent and skylight are where the value sits. Underneath, the deck is re-nailed and the self-adhered underlayment runs across the whole roof so the house stays dry even if wind takes shingles off in a blow. Each of those is its own line on the price so you can compare quotes properly.
- Where the pitched roof runs out
Many houses here run a pitched roof down into a low-slope section over a lanai, an entry or a link to the garage. Shingle does not belong on that section at any price, and the changeover between the two is where these roofs actually leak. The low part gets its own covering, the junction is formed in metal rather than sealed, and it appears separately on the written price rather than being folded into a rate for the whole roof.

It depends entirely on which association, and the answers vary a great deal within a short distance. Mirasol, Ballenisles, Frenchmans Creek, Frenchmans Reserve, Evergrene and the PGA Resort Community each maintain their own approved schedule; some specify tile, some permit shingle in named profiles and shades, some are more relaxed. What your neighbour was allowed does not settle what you will be allowed. We read the schedule for your specific address at the inspection and give you the answer in writing.
How long does the approval process add?
It varies by community and by how complete the submission is, which is the part we control. A submission with the profile, the shade, the manufacturer's details and photographs attached moves considerably faster than one that generates questions. We prepare it, submit it and follow it up. What we will not do is order material or apply for a permit against a specification that has not been approved, because that is how an owner ends up paying for the same roof twice.
Is shingle a false economy on a house like mine?
Not necessarily, and it depends on how long you intend to keep the house as much as on the roof. Shingle costs least, asks for renewal soonest and is lighter on the structure. Tile costs more and lasts longer. Both stand or fall on the underlayment beneath them, which is identical work either way. Where your schedule allows both, we price them side by side from the same measurement so the comparison is about the roof rather than about two totals.
What actually makes one shingle quote cheaper than another?
Almost always something that has been left out. Compare the two line by line and look for the decking allowance, self-adhered underlayment across the whole roof rather than just the edges, new flashings instead of sealant over the old, the association submission, the permit and its inspections. Each of those moves a total noticeably, and each is invisible once the roof is finished. Ask both roofers for the same written list and the gap usually closes on its own.
