The town runs along a single road between the ocean and the Intracoastal, and the buildings that define it are mid- and high-rise condominiums whose roofs are large flat decks rather than pitched slopes.
Shingle here belongs to the minority: the townhome terraces at Edgewater Townhomes and Ocean Grande Place, and the detached and low-rise properties at Bel Lido, Highland Beach Isles, Byrd Beach and Camino Cove. On those it can be a perfectly good roof, and there are two things that decide whether it turns out to be one.
The first is exposure, because on a strip this narrow there is no inland side. Wind reaches every property from open water, the air carries salt continuously, and the code answers with a tightened fastening schedule and underlayment across the whole deck, while the drip edge, rake trim, valley metal and fixings need specifying for the exposure rather than left generic.
The second is that on a terrace or a low-rise the roof is usually shared, so the work is an association decision, has to be phased around people living underneath, and needs a quote broken into lines that a board can compare and minute. Where shingle is right, the assembly is what you are buying: sheathing re-nailed, underlayment across the whole deck, edge metal specified, starter course, new flashings, working ventilation, then architectural shingle to the coastal pattern.

Being clear about which building you own is the first step, because the two are priced, specified, accessed and phased in completely different ways and a contractor who quotes them alike has not visited.

We are a high-rise. Is any of this relevant to us?
Only partly, and it is worth being clear about that. A mid- or high-rise roof is a large flat deck with its own access, phasing, materials and survey requirements, and shingle does not enter into it. What does carry over is the coastal point about metal, since the terminations and edge details on a flat roof corrode here exactly as they do on a pitched one. For a tower, the flat roof pages are the relevant ones.
Why is a roof here specified differently from one a mile inland?
Because there is no sheltered side of this town. We put the phasing plan in writing alongside the price rather than agreeing it on the first morning.
How long should a shingle roof last on this strip?
Less than it would inland, and the installation matters more than the product. Salt works on the fixings and the edge metal continuously, and wind finds any fastener placed high, short or driven through. Built to the coastal pattern over a re-nailed deck with underlayment across the whole roof and properly specified metal, it performs respectably. Built to an inland standard, the edges give first and the rest follows.
