    Shingle here belongs to the minority: the townhome terraces at Edgewater Townhomes and Ocean Grande Place, and the detached and low-rise properties at Bel Lido, Highland Beach Isles, Byrd Beach and Camino Cove. On those it can be a perfectly good roof, and there are two things that decide whether it turns out to be one.

    The first is exposure, because on a strip this narrow there is no inland side. Wind reaches every property from open water, the air carries salt continuously, and the code answers with a tightened fastening schedule and underlayment across the whole deck, while the drip edge, rake trim, valley metal and fixings need specifying for the exposure rather than left generic.

      Townhome terraces and the low-rise and detached properties, not the towers. On a mid- or high-rise the roof is a large flat deck and belongs in an entirely different conversation. Being clear about which building you own is the first step, because the two are priced, specified, accessed and phased in completely different ways and a contractor who quotes them alike has not visited.

      The town is a strip between the ocean and the Intracoastal, so wind arrives off open water whichever way it is blowing and salt is in the air continuously. That tightens the fastening schedule and means the edge metal, valley metal and fixings should be specified for the exposure and named on the quote. It is a modest cost and it is the line a cheaper price is most likely to have left out.

    We are a high-rise. Is any of this relevant to us?

    Only partly, and it is worth being clear about that. A mid- or high-rise roof is a large flat deck with its own access, phasing, materials and survey requirements, and shingle does not enter into it. What does carry over is the coastal point about metal, since the terminations and edge details on a flat roof corrode here exactly as they do on a pitched one. For a tower, the flat roof pages are the relevant ones.
