    Two things follow from that. The first is pitch.

    A lot of these roofs are shallower than modern shingle assumes, and a shallow pitch changes the underlayment requirement rather than being a matter of taste. Water moves slowly on a low slope, wind drives it back up under the courses, and the specification has to answer that with more underlayment and a properly detailed eave rather than with the same build used on a steep suburban gable.

    Any roofer who does not raise pitch on one of these houses has not measured it. The second is that the canals run through the village, so a great many addresses are coastal even though they are not on the ocean, and the fastening schedule and the metal at every edge need to reflect that.

    Where shingle is right, what you are buying is the assembly: sheathing checked and re-nailed, self-adhered underlayment across the whole deck and to the extent a low pitch requires, drip edge, a starter course, new flashings at every wall, vent and skylight, ventilation working at both ends, then architectural shingle fastened to the pattern the code sets. Where the pitch turns out to be below what shingle allows, we will say so and price the correct low-slope covering for that section instead, rather than fitting a product the roof cannot carry and warranting it anyway.

    What to know.

    • Low pitch changes the specification

      Shingle relies on gravity and overlap, and both work less well the flatter a roof gets. On the shallow roofs common in this village that has to be answered underneath: more underlayment, carried further, with the eave and the rake detailed so wind-driven water cannot get back under the courses. It is not an upsell, it is what the manufacturer requires below a certain pitch, and a quote that does not mention it has priced a different roof from the one you own.

    • Canal addresses are coastal addresses

      The waterways running through the village put a great many houses in salt-laden air even though the ocean is not in view. That tightens the fastening pattern and means the drip edge, valley metal and fixings should be specified for the exposure rather than left generic. It costs a modest amount to do properly and it is exactly the line another quote may have skipped, so it is worth checking that yours names it.

    • Wide eaves and what happens under them

      The deep overhangs on these houses shade the walls beautifully and they also make the eave a longer, more exposed detail than on a modern roof, with more soffit to ventilate and more edge for wind to work at. We look closely at the eave build, the intake ventilation running through it and the condition of the fascia behind the drip edge, because on a house of this age that timber has usually had a long, damp life.

    • The assembly, priced as lines

      Tear-off. Soft decking replaced and photographed. Deck re-nailed. Underlayment specified for the actual pitch. Drip edge and starter course. New flashings at every penetration. Ventilation corrected at both ends. Then the shingle. Each of those is its own line on the price, which is what makes it possible to compare our quote with anyone else's item by item rather than weighing two totals that may cover different work entirely.

    My roof is quite flat. Can it take shingle at all?

    Usually yes, down to a limit, and below that limit it becomes a low-slope roof and needs a different covering entirely. Between the two there is a band where shingle is permitted but only with a heavier underlayment specification and carefully detailed edges. The pitch has to be measured rather than eyeballed, and it is the first thing we do on a house of this era, because it decides both the specification and the honest price.

    Why does my quote include more underlayment than my friend's?

    Most likely because your roof is shallower than theirs. As pitch decreases, water moves more slowly and wind pushes it further back under the courses, so the manufacturer requires more underlayment carried further up the roof. It is a requirement rather than a preference, and it is one of the more common items to be quietly left out of a cheaper quote on exactly this kind of house. Ask what pitch each quote assumed.

    Is a canal address really the same as being on the ocean?

    Not identical, but much closer than owners expect. Salt travels in the air off the waterways, and it reaches the metal on a roof several streets back from any open water. The practical consequence is the same: the fastening schedule tightens and the drip edge, valley metal and fixings should be specified for the exposure. It costs a little more and it is the difference between hardware that lasts and hardware that fails before the covering does.

    How long should a shingle roof last here?

    Less than tile, and pitch and ventilation move the answer more than the brand does. A shallow roof holds water longer and asks more of the underlayment; an unventilated roof space cooks the mat from beneath. Built properly for the pitch, over a re-nailed deck with the eaves detailed and the intake ventilation working, shingle performs well here and gives warning before it fails. Built to a generic specification, it does neither.
