The Florida Building Code sets how every strip shingle is nailed: at least four corrosion-resistant nails, each driven far enough to grip the deck. On a founding-era house the boards have already been nailed through for two or three roofs, and a nail that lands in a split or soft board holds nothing.
So we re-nail or replace the boards before the shingles go on, photograph what we change, and keep to the allowance you agreed unless you approve more.
The Village of North Palm Beach Building Division takes roofing permits through My Government Online, and its list is exact: the application, the signed contract, liability and workers' compensation certificates, two copies of the county's general and shingle roofing forms, and two copies of each product approval. A missing copy is what stalls a file here.
We assemble the full set before it goes in, and inspections can then be done by photo, virtually or in person.

On higher-value homes across the wind-borne debris region, which includes all of North Palm Beach, the code can require the connections tying the roof framing to the walls to be strengthened when the covering is replaced. The cost of that work is capped at a share of the re-roof price.
We check at the inspection whether your house is likely to need it and price it as its own line, so it never appears for the first time on the permit.

The Village of North Palm Beach runs its own Building Division at 701 US Highway 1 and takes permits through My Government Online, with photo, virtual or in-person inspections. A missing copy is the usual reason a file stalls.

Shingle usually costs less than tile or metal, and a single-storey shingle house from the village's founding years usually lands in the lower half of our county range. What moves the figure is the condition underneath: deck boards that need replacing, an earlier layer to strip, a Florida room tied in, or a roof-to-wall retrofit.
After the free inspection you get a written price with each of those on its own line, so nothing is hidden inside one total.

The choice between them usually comes down to colour and the warranty tier you want. Either way, the underlayment beneath matters as much as the brand, so ours goes across the whole deck, and the product is named on the written price.
On a village house we would not do it, and often it is not allowed anyway. A second layer hides the deck exactly when it needs to be seen, adds weight to a frame built for one light roof, and gives the new nails a poorer grip.
We strip the old covering, photograph the boards, replace what has gone and seal new underlayment to the deck before any shingle goes down, meeting the Florida Building Code's re-roof requirements.
Two, both in writing. The manufacturer's product warranty covers the shingles and the system components, and our lifetime workmanship warranty covers the install itself: the nailing, the flashing, the valleys and every detail we made.
The warranties are handed over with the Village's final inspection record, which is worth keeping in the house file for a home in Old Port Village or Juno Isles.
Most of the calendar is paperwork, not roofing. The Village permit through My Government Online has to be issued before work starts, and a complete file moves faster than one missing a form.
Once work begins, the pace depends on how much of the deck needs replacing and how many inspections the job needs. We set the dates with you once the permit is issued, and tell you what to move from the attic or driveway before the tear-off.
