Nobody can tell how many boards are soft until the old roof is off, so we photograph the deck the morning it is opened and price the board work in writing, at the per-board rate in your quote, before we go further. Before tear-off, the inspection sees the underside of the boards from the attic where there is access; the top face stays hidden until the shingle is off, and the quote says so.
