Between the town's architectural review and, on a designated property, its landmarks process, the covering on a roof that can be seen from a street or from the water is a decision the town takes part in rather than one an owner makes alone. Much of the island was built in barrel tile, some of it in slate, and the review generally expects a roof to stay in the family of materials it began in.
So the useful conversation is narrower than it looks. Shingle is a realistic option on a secondary structure, on a rear elevation nobody can see, on a service building, or on the newer and plainer houses in parts of Poinciana Park and Royal Park where the surrounding street does not carry a strong architectural expectation.
It is very rarely the answer on a landmarked property or on a principal elevation at El Encanto, Everglades Island or the ocean blocks. We tell you which of those you are in at the inspection, in writing, before anything is chosen, because on this island an unapproved roof is not merely a dispute.
It is a roof that comes off again. Where shingle is genuinely available, it is built the same way as anywhere: a re-nailed deck, self-adhered underlayment across the whole roof, drip edge, starter course, new flashings, working ventilation, then architectural shingle fastened to the coastal pattern the code sets.

Palm Beach takes weather from the ocean on one side and across the Intracoastal on the other, and the code answers that with a tighter fastening pattern and underlayment across the entire deck. Salt then works continuously on everything metal up there. Any shingle roof here is only as good as its edges and its flashings, which is where wind starts and where salt finishes, and those are the lines on the quote worth reading closely.

What happens if I install a roof the town has not approved?
You are likely to be required to remove it, which makes it the most expensive roof available. That is why the order of operations matters more here than anywhere else in the county: establish what the review will accept, design to it, apply for the permit, then order material. We will not order against an unapproved specification, and if another contractor offers to start sooner by skipping that step, the saving is borrowed from a bill that arrives later.
How long does the approval add to the schedule?
It depends on the property and on how complete the submission is, and the second part is ours to control. A submission with the material, the profile, the colour, the manufacturer's details and proper photographs attached moves considerably faster than one that generates questions. On a designated property, expect the process to be more involved. We prepare it, submit it and follow it up, and we tell you honestly that the timetable is not entirely in our hands.
If shingle is out, what should I be comparing?
Usually tile against tile, or a return to the material the house was built in, with the choices narrowed by what the review will accept. Within that, the honest comparison is about the underlayment, the flashings and the metalwork rather than the covering, because on this island those are what determine whether a roof lasts. We price the approved options side by side from the same measurement so the decision is about the roof rather than about two unlike totals.
