Jupiter is younger than most of the towns we work, and that changes the shingle conversation completely. Where an older city argues about whether a roof deck can even take shingle, the question in 33458 and 33477 is usually about a roof that is reaching the end of its first life.
Whole neighbourhoods went up together, which means whole neighbourhoods arrive at the same decision within a few seasons of one another. Egret Landing, Newhaven and Pines on Pennock Lane are exactly that pattern, and the streets in Tuscany at Abacoa and Martinique at Abacoa are on the same clock a little behind them.
There are two live issues. The first is what your community allows.
Abacoa's neighbourhood associations and the gated communities at Admirals Cove and Loxahatchee Club at Maplewood each run their own approved schedule, and colour is reviewed as often as material is. A shingle roof in a shade the committee has not approved comes off again at your expense.
The second is exposure. From Ridge at the Bluffs across to the inlet, wind arrives off the water carrying salt, and coastal exposure raises what the code demands of the fastening pattern and the underlayment beneath.
Neither issue makes shingle wrong here. Both make a careless shingle installation expensive.
The roof you are buying is the assembly: deck re-nailed, self-adhered underlayment across the full slope, drip edge, starter course, new flashings at every wall, vent and skylight, a ridge vent so the roof space breathes, then architectural shingle laid to the coastal pattern. One more thing worth saying plainly: on a roof of this generation the sheathing is usually plywood in good order, so the tear-off tends to hold few surprises, and the written price should reflect that rather than carrying a large allowance for wood nobody expects to replace.

- Whole streets age together
When a neighbourhood is built in one programme its roofs are the same age, the same specification and the same distance from failing. That is useful information. If houses in Egret Landing or Newhaven have started re-roofing, yours is not far behind whatever it looks like from the pavement, and the sensible move is to have the underlayment read now rather than after a wet fortnight. It also means the community may have a preferred palette by the time you get there.
- Colour is reviewed as strictly as material
Committees at Abacoa and in the gated communities routinely approve a material and then decline the shade. That is not obstruction, it is how a planned neighbourhood keeps its appearance, and it only becomes a problem when the order has already been placed. We bring the approved schedule into the conversation at the inspection, prepare the submission, and wait for the answer before anything is ordered or a permit applied for.

Near the water the code tightens what holds a shingle down: more fasteners, placed on a specific line, driven flush and never through the mat, with underlayment carried across the entire deck rather than the perimeter. A shingle roof over a roof space that cannot breathe cooks from underneath as well as from above, and the mat ages at roughly twice the rate. Not worried, but informed. A street built in one programme carries roofs of one age and one specification, so they reach the end of their first life within a season or two of each other. It means the underlayment is worth reading now, while you can plan the work, rather than after a wet fortnight has made the decision for you.
Does my Abacoa association get a say in the colour?
Almost certainly, and it is worth settling first. The neighbourhood associations at Tuscany at Abacoa, Martinique at Abacoa and their neighbours maintain approved schedules that cover shade as well as material, and the gated communities at Admirals Cove and Loxahatchee Club at Maplewood do the same. Is shingle strong enough this close to the inlet?
Yes, when it is installed to the pattern the exposure demands. Coastal addresses at Ridge at the Bluffs and towards the inlet take wind with salt in it, and the code answers that with more fasteners on a tighter line and underlayment across the whole deck. Fitted that way over re-nailed sheathing, shingle performs. Fitted to an inland standard because it was quicker, it lifts at a rake or a ridge in the first serious blow, and the printed wind rating counts for nothing.
Should I replace like for like, or change material?
Start with what the community allows, because that often decides it. Where the schedule is open, the honest comparison is shingle against tile on the same deck: shingle costs least and asks for renewal soonest, tile costs more and lasts longer, and both depend entirely on the underlayment underneath.
