We strip the old shingle and underlayment down to the plywood and photograph any soft or damaged sheets before replacing them. The deck is re-nailed where the code requires it, and a secondary water barrier is sealed to it before the new underlayment goes on.
Drip edge and flashing are fitted at walls, pipes, valleys and eaves, and the architectural shingle is fastened to the manufacturer's instructions and the wind requirements for your lot.
Jupiter runs its own Building Department on Military Trail, and the re-roof permit, its documents and every inspection booking go through JCDS, the town's online system. The town code also sets working hours: Monday to Friday 7 am to 8 pm, Saturday 8 am to 4 pm, and no work on Sundays.
We fit delivery, tear-off and inspections inside that calendar and the weather, and you get the sequence in writing before the old roof comes off.
The typical Jupiter house was built at the end of the eighties, so many roofs coming off now are originals or first replacements. On houses of that age we look at the roof-to-wall connections as well as the deck, because Florida code can require them to be strengthened when the covering is replaced, within a cap on what that retrofit may add.
Anything the code requires is priced into the scope at the start, not found as an extra halfway through.

For work in Jupiter, confirm requirements with the building department responsible for the property and complete any required historic or HOA review before ordering materials or beginning work.

On our re-roofs a self-adhered secondary water barrier is sealed to the deck before the new roof goes on.

The quarter-roof rule considers how much of a roof system or section is repaired, replaced or recovered in any 12-month period. Above a quarter, the roof covering across that entire system or section generally must be replaced or recovered to meet current code requirements.
If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements. We check which applies before we price.
We check the permit history before quoting a large repair.
The state's My Safe Florida Home program is the one to ask about. It offers a free wind-mitigation inspection and, for eligible homesteaded, site-built houses built before 2008, matching grants toward hardening work that can include the roof covering, deck attachment and roof-to-wall connections.
The state sets eligibility and funding rounds, so check its site before you plan around it. Either way, our written price shows exactly what your roof needs.
Ask the association before you choose, because in Abacoa roofs are tile, metal or asphalt shingle depending on the neighbourhood. What a neighbour installed in Tuscany or Martinique does not settle what your lot may use.
Find out which products and colours the association will consider and what a submittal needs. We prepare the samples, product sheets and documents for that review, and we order material only once any required approval is in hand.
Shingle can be a sound roof near the Inlet when the whole system is specified for the exposure: fastening to the wind requirements for your lot, a sealed secondary water barrier, and edge metal and flashing chosen for salt air off the ocean and the Loxahatchee. Metal is worth pricing beside it, and we inspect the structure before proposing a different covering.
You receive both options in writing, each with its lifetime workmanship warranty and manufacturer's product warranty named, so the comparison is like for like.
