The stock is old and small: wood-framed bungalows and cottages on compact lots, many of them sheathed in planks rather than plywood, most on their third or fourth roof, and a good number with additions built at different times by different hands, so a single house can carry two or three roof generations meeting at details nobody drew.

    A shingle re-roof on a house like that is rarely a simple tear-off. The deck usually needs overlay sheathing before anything can be nailed into it, because plank boards have gaps, splits and a century of old nail holes and will not hold a fastener to its rated pattern.

    • Plank decks need sheathing first

      A great many Lake Worth Beach houses were built with board sheathing rather than plywood. Shingle needs a continuous surface to nail into, and boards have gaps, splits and generations of old holes. The answer is new sheathing laid over the planks and properly fastened before any underlayment goes down. It is real work, it is not optional, and it belongs on the quote as its own line rather than turning up as a surprise once the old roof is off.

    • Houses that grew a piece at a time

      Additions here were often built years apart, so one roof runs into another at a junction that was improvised at the time and resealed since. Those junctions are where these houses leak, and a re-roof is the moment to build them properly in metal instead of sealing them again. We photograph every one of them at the inspection and price them individually, because they are labour and detail rather than area, and a rate per square foot never covers them.

      Parts of the town carry historic designation, and where that applies the material and colour visible from the street can be reviewed before a permit is issued.     It means an extra layer of work that has to be on the quote.     My house has been added to twice. Is that a problem?

    It is normal here and it changes where the attention goes. Each addition brought its own roof, and the junctions between them were often improvised and have been resealed since. Those junctions leak far more reliably than the middle of any slope. A re-roof is the right moment to rebuild them properly in metal rather than sealing them once more, and we photograph and price each one separately so you can see what you are actually paying for.

    Does being based in town make any practical difference?

    A little, and we will not oversell it.
