I own a townhome. Which part of the roof is mine?
That is settled by the community documents rather than by what you can see, and it genuinely varies. In some terraces each owner is responsible for the roof above their own unit; in others the association owns the whole roof and the owners fund it collectively; in many the shared details at the party walls sit in a grey area that has to be agreed. We check before quoting and set out plainly what falls to you, what falls to the association and what needs somebody else to agree.
How do you re-roof a house with no room around it?

Is shingle sensible this close to the water?
Yes, when it is fitted to the pattern the exposure demands. Delray's beach-side blocks take wind with salt in it, and the code answers that with more fasteners on a tighter line and underlayment across the whole deck rather than the perimeter. Built that way over sound, re-nailed sheathing, shingle performs properly. Built to an inland standard because it was quicker, it lifts at a rake or a ridge in the first serious blow and the printed wind rating counts for nothing.
