There are two Lantanas as far as a roof is concerned, and a bridge separates them. On the mainland side, Lantana Point, Lake Shores Lantana, Hypoluxo Park and Las Brisas are ordinary Florida streets of modest single-storey houses, and shingle is a sensible, affordable roof on almost all of them.
Cross to Hypoluxo Island, Hypoluxo Beach or out to Point Manalapan and you are on a strip of land with the ocean on one side and the Intracoastal on the other, where the air carries salt all day, the wind arrives with nothing in front of it, and the houses are larger and frequently built for tile. Same postcode, entirely different roofing problem.
The mainland side is straightforward: a shingle re-roof done as a system, at a fair price, on a house that was designed for it. The island side needs more care and sometimes a different answer altogether, because a shingle roof on an exposed waterfront lot is only as good as its fastening pattern, its underlayment and the metal at every edge, and a community there may not permit shingle at all.
What does not change is what a complete shingle roof consists of: sheathing checked and re-nailed, self-adhered underlayment across the whole deck rather than the perimeter, drip edge, a starter course, new flashings formed at every wall, vent and skylight, ventilation that works at both ends, then architectural shingle nailed to the pattern the code sets for your address. - Mainland side: a straightforward roof
The single-storey houses around Lantana Point, Lake Shores Lantana and Hypoluxo Park are compact, simply shaped and mostly built for shingle. On those, a re-roof should be predictable and priced accordingly: a modest area, few complications, and a decking allowance that reflects a plywood deck rather than a century of boards. If a quote for a house like that looks complicated, the complication is usually in the quote rather than on the roof.
- Island side: the fastening pattern earns its keep
On Hypoluxo Island, Hypoluxo Beach and out towards Point Manalapan the code tightens what holds a shingle down, because wind arrives off open water on both sides. More fasteners on a tighter line, underlayment across the entire deck, and edge and valley metal specified for salt exposure. Those addresses cost more to do properly, and the difference belongs on the quote by name so you can see whether another price included it.
- Check what the community allows first
Several of the waterfront communities here maintain approved schedules, and some were built for tile and expect to stay that way. It is a short thing to establish and an expensive thing to assume, because a roof that has to come off again to satisfy a committee is the most costly roof anybody buys. We check the schedule for your address at the inspection and put the answer in writing before a material or a shade is chosen.
- Ventilation at both ends
A ridge vent needs intake at the eaves to move any air at all, and on a lot of houses here the intake has been blocked by insulation or closed off during an earlier re-roof. A roof space that holds its heat ages the shingle from underneath while the sun works on it from above. We check both ends, correct the intake where it needs it, and show it as its own line rather than burying it in the covering price.

Is shingle a bad idea on Hypoluxo Island?
Not bad, but unforgiving of shortcuts. Wind reaches the island off open water from two directions and the air carries salt, so the code asks for a tighter fastening pattern, underlayment across the whole deck and edge metal specified for the exposure. Built that way it performs properly. Built to a mainland standard because it was quicker, it lifts at a rake or a ridge in the first real blow, and the wind rating printed on the bundle counts for nothing at all.
Why would a quote for the island cost more than one for the mainland?
Because the roof is not the same job. Coastal addresses carry a tighter fastening schedule, more underlayment and metal specified to survive salt, and the houses out there are often larger and more complicated than the single-storey homes on the mainland side. A quote that prices an island roof like a mainland one has left something out, and the item it has left out is almost always the metal or the fastening. It is worth asking directly.
Does my community have to approve the roof?
On several of the waterfront streets, yes, and some schedules specify tile. On the mainland side it is usually the building code rather than a committee that decides. We check what governs your specific address before anything is chosen, prepare any submission that is required and wait for the reply before ordering material or applying for a permit. It takes one conversation at the inspection and it prevents a very expensive reversal later on.
How long should a shingle roof last here?
Less than tile, and where it sits matters. On a sheltered mainland lot with proper ventilation, a shingle roof laid over a re-nailed deck with full underlayment lasts a long time and gives warning before it fails. On an exposed island lot the sun, the wind and the salt all work harder, the edges and flashings do more of the work, and the roof depends even more on how carefully it was fastened than on which product went on it.
