Wellington roofs sit on open lots under long hours of direct sun. Shingle ages by heat, and the granules that shield the mat wear away fastest on the southern and western slopes, which is why one side of a roof here often looks a decade older than the other. When we assess a roof we report the slopes separately rather than averaging them, because a roof can be perfectly sound on one aspect and finished on another.

Why does one side of my roof look so much worse?
Because it faces the sun. On the open lots out here the southern and western slopes take hours more direct heat every day than the northern side, and shingle ages by heat. The granules that protect the mat wear off those slopes first, then the mat itself dries and loses flexibility. It is completely normal and it is worth measuring rather than eyeballing, which is why we report each slope separately instead of giving the roof one overall verdict.
How much difference does attic ventilation actually make?
A great deal, and it is the most commonly neglected part of a Wellington roof. Heat trapped in a roof space works on the underside of the shingle all afternoon, and a mat cooking from both sides gives up years earlier than one that is only exposed on top. A ridge vent alone does nothing without intake at the eaves feeding it. We check both, and where the intake has been blocked we fix it as part of the work and show it as its own line.
Can you re-roof my barn or workshop at the same time?
Yes, and it usually makes sense to. Outbuildings on the larger lots around Paddock Park and the Equestrian Club tend to be simple roofs that have gone a long time without anyone looking at them, which means they are cheap to put right now and expensive to ignore. We measure and price them separately from the house so you can see each one on its own and decide what order to do them in rather than being given a single total.
Does my community have to approve the shingle first?
Usually the shade and profile rather than the material itself. The Landings neighbourhoods, Olympia and their neighbours run architectural review, and shingle is generally accepted in Wellington in a way it is not in some coastal communities. That still leaves colour, and an unapproved shade comes off at your expense.
