    Tile roof replacement in Jupiter

Stand at the top of the Indiantown Road bridge and look east and west, and you are looking at two different tile roofing problems. Toward the ocean, in 33477, Admirals Cove and Ridge at the Bluffs sit in salt spray off the Inlet and the Atlantic. Their tile is often clay barrel or high-profile concrete on big hip roofs, and what ages first is the metal: valley flashing, eave drip, the fasteners under the hip and ridge caps, all rusting quietly while the roof photographs beautifully. Toward the turnpike, in 33458, Tuscany at Abacoa and Martinique at Abacoa off Donald Ross Road, Egret Landing at Jupiter and Newhaven off Indiantown Road were tiled in the same building boom with flat and S-profile concrete in a few builder colors, and they are aging together: the felt or peel-and-stick under the tile has spent decades in a Jupiter attic and is cracking at the laps. The tile on either side of town will usually outlast the layer beneath it twice over. Molsbee Roofing has been a family business since 1975, based in Lake Worth Beach and working Palm Beach County, Jupiter to Boca Raton, and a Jupiter tile re-roof with us runs in a fixed order. The association first, where one exists: Admirals Cove, Pines on Pennock Lane and the Loxahatchee Club at Maplewood all have committees with opinions on profile and color, and we prepare that submittal before anything else. Then the Town of Jupiter permit. Then the roof: old tile off and stacked for salvage where it can be reused on hips and ridges, deck inspected board by board and rot cut out, new self-adhered underlayment rolled and lapped, eave closure and bird stops set, tile loaded and laid to the wind-code attachment for this county, caps bedded, and the town inspecting at dry-in and again at final. On the coastal side every fastener and every piece of flashing metal is stainless or heavy coated, because we have cut out too much rusted valley on the Inlet to do it any other way. Free roof inspections: a roofer lifts tile where it matters, photographs the deck and the felt, and hands you a written scope with the price on it. What it costs

Tile is the top end of what a full roof costs in Palm Beach County: heavy material, slower work, and the underlayment beneath it carries much of the price. We measure and write the number down.

Clay barrel on the Inlet, concrete S-tile in Abacoa

The two halves of Jupiter want different tile. Clay barrel suits the waterfront estates at Admirals Cove and Ridge at the Bluffs: lighter than concrete, color baked through, the traditional look those streets were built on. Concrete flat and S-profile is what Tuscany at Abacoa, Martinique at Abacoa and Egret Landing were built with, costs less, and matches the neighbors. Either passes Florida wind code laid to the approved attachment. We bring samples of both and price them for your roof.

What we do to a Jupiter deck before a single tile goes back

Once the old tile is off we walk every sheet of decking. Soft plywood around old leaks gets cut out and replaced. Fascia that salt has been working on at the eaves is renewed. Then the whole roof gets a new self-adhered underlayment, lapped and rolled, with the valleys lined in metal before the field goes down. On the roofs in 33477 that metal is stainless or heavy coated. You get photographs of the bare deck and the finished underlayment before we cover it, so the part of the roof that keeps the water out is the part you can see you paid for.

Town of Jupiter permit, two inspections, and the committee

Tile re-roofs in town are permitted through the Town of Jupiter and inspected at dry-in and final. Before the permit, the community gets its say: Admirals Cove, Pines on Pennock Lane and the Loxahatchee Club at Maplewood review tile profile and color, and a few keep approved-product lists. We assemble the submittal with samples and cut sheets, wait for the approval, then file. The written schedule you receive already has those steps in it, which is why it is a schedule we can keep.

What moves the price of a tile roof in Jupiter

Roof area and pitch first: the big hips at Admirals Cove carry far more tile than a single-story home in Newhaven. Clay versus concrete. Layers coming off and soft plywood underneath. Valleys, skylights and chimneys, each of them flashing and labor. Along Alternate A1A and the Inlet, stainless or heavy coated metal and fasteners. Tile is the top rung of a full roof in this county; Jupiter has not given us enough tile jobs to quote a town-only figure, so we measure yours and write it down.
