East of the Intracoastal, Hypoluxo Island, Point Manalapan and Hypoluxo Beach sit in salt from the lagoon and the ocean, and there the concrete or clay tile outlives the galvanized valley liners, drip edge and cap nails beneath it by a wide margin; a roof that looks flawless from Ocean Avenue can be running water down rusted metal into a ceiling.     What it costs

    Tile is the top end of what a full roof costs in Palm Beach County: heavy material, slower work, and the underlayment beneath it carries much of the price. We measure and write the number down.

    Hypoluxo Island and Point Manalapan: the water writes the metal spec

    East of the bridge the tile is the durable part and the metal under it is not. Galvanized valley liners rust through, drip edge flakes to nothing, steel cap nails weep down the tile, all in salt from two sides. An island re-roof in Lantana is therefore a metal specification finished in tile: stainless or copper valleys, stainless drip edge and cap screws, sealed edge metal, stainless or coated fasteners for every tile. Concrete or clay is your choice; the metal is decided by the lagoon and the ocean.

    West of Dixie the tile is fine; the felt is not

    At Lake Shores Lantana, Hypoluxo Park, Las Brisas and Lantana Point the concrete tile will outlast the roof it sits on. What has given up is the underlayment: decades of attic heat have made it brittle at every lap and around every vent, so ceilings stain with not a broken tile in sight, and neighbors built in the same year follow within a season or two. A re-roof takes the tile off, replaces the softened plywood, lays new self-adhered underlayment and puts the tile back, and we photograph the bare deck and the new membrane before either is hidden.

    Association review where it applies, then the Town of Lantana permit

    Hypoluxo Island, Las Brisas and several other Lantana communities review tile profile and color before a roof changes, and the Town of Lantana issues the permit after that approval and inspects at dry-in and final. We prepare the submittal with samples and photographs, salvage sound original tile for the hips and ridges the street sees, and blend new tile through the field. The review time is in the written schedule, which is why the finish date holds. Elsewhere in town the permit runs straight through.
