    Greenacres is one of the towns where we replace the most roofs, and the roofs are all about the same age. The typical house here was built in the late eighties, a concrete-block ranch or a villa on a small lot, and where those houses came with concrete tile the first roof is now at the end of its life.

    A city desk that inspects everything live

    The City of Greenacres issues its own roof permits from the building division on Melaleuca Lane, through the MGO Connect portal, with its own Roof Package form and a contractor enrolment before filing. The city takes no roofing affidavits at all.

    Sheathing, tin tag and in-progress are all live visits before the final, requested by mid afternoon the business day before, and a certified notice of commencement has to be recorded first. The tin-tag visit is the inspector looking at your new underlayment before the tile hides it.

    Relay the tile or replace it

    1. On a tile roof from the late eighties the tile is usually good and the underlayment is not. If the profile is still made and most pieces are sound, we lift the tile, put down new self-adhered underlayment, replace the flashings and relay it with new tile in the gaps.
    2. If the profile is gone or too much is cracked, the roof comes off and new concrete tile goes on. When the old covering comes off, the state code calls for a sealed secondary water barrier on the deck.
    3. Both paths go on one sheet.

    City or county, and why it matters

    Part of the Greenacres mailing area, on the west side toward Jog Road, may sit outside the city line in unincorporated county. There the permit comes from Palm Beach County through the ePZB portal, where a licensed roofer can self-issue a standard re-roof permit, and the inspection routine is the county's rather than the city's.

    Does Greenacres accept a roofing affidavit for a tile re-roof?

    No. The city inspects the sheathing, the tin tags over the underlayment and the roof in progress in person, then the final.

    Each visit is requested by mid afternoon the business day before, on weekdays. That means the roofer has to hold the schedule for the inspector and keep the roof dried in between visits, and we plan the tear-off around that calendar.

    Can my eighties tile roof be relaid instead of replaced?

    Usually, if the tile profile is still made and the pieces are mostly sound. The relay replaces everything that keeps water out and keeps the tile that still has decades in it.

    It is the wrong choice when the tile is a discontinued profile that cannot be matched, because the patched-in pieces will show. We count the cracked tile at the inspection and tell you which one you have.

    Is my house inside the City of Greenacres?

    A Greenacres address does not settle it. The west side of the mailing area can be unincorporated county, which means a county permit and the county's inspection routine.

    It changes the paperwork and the calendar, not the roof.
