Royal Palm Beach is a village of houses from around 1990 on a grid of canals, and tile is what you see on most of its streets. Those roofs are reaching the age where the underlayment gives out while the tile still looks good.
Molsbee Roofing has replaced a row of attached villas on Fairways Lane one unit at a time, plus tile roofs on Queens Lane in Crestwood and Bilbao Street in La Mancha, from our shop in Lake Worth Beach. A Molsbee roofer lifts tile, photographs the underlayment, checks the tie-in with the neighbour's roof where there is one, and gives you a written price for a relay or a full replacement.

A village desk that tells you how long
The Village of Royal Palm Beach issues its own roof permits from the building department on Royal Palm Beach Boulevard, through the ProjectDox portal, with a contractor data sheet in place of the old paper application. The village publishes its residential review time, seven to ten business days, and keeps to it, and a permit stays valid for a set period, so the work has to start inside that window.
It accepts a re-roof nailing affidavit and wants a roof specification sheet with the application.
Attached villas: match the row
- On Fairways Lane we re-roofed a row of villas one unit at a time across a year, and that job taught us what matters on attached tile. The new tile has to match the neighbour's in profile and colour or the row looks patched, the tie-in at the party wall has to be flashed so neither unit leaks into the other, and the timing has to suit the people next door.
- We photograph the match and the tie-in on every unit.
Relay or replace on a 1990 tile roof
Tile from around 1990 is usually sound, and the profile is often still available. If it is, we lift the tile, put down new self-adhered underlayment, replace the flashings and relay the same tile with new pieces in the gaps.
If the profile is out of production and cannot be matched, or the tile has been walked to death, the roof comes off and new concrete tile goes on. Either way the deck gets the sealed secondary water barrier the state code now requires.
Our tile roofs in Royal Palm Beach
We have put on about a dozen roofs in Royal Palm Beach in the last year, a handful of them full re-roofs and most of those on tile houses we photographed as we went. Seven units on Fairways Lane, Queens Lane in Crestwood and Bilbao Street in La Mancha.
Fewer of our quotes are lost here than in any town its size.

What does a tile re-roof cost in Royal Palm Beach?
The figure above comes from our own signed full re-roofs in the village over the last year. The middle of it is pulled down by attached villas done one unit at a time, so a whole detached house on a canal lot lands toward the top.
Keeping your own tile and relaying it over new underlayment is the cheaper of the two paths.
Can you re-roof one villa in a row without doing the others?
Yes, and we have done a whole row that way. The two things that matter are the tile match with the units either side and the flashing at the party wall, where the new roof meets the old.
We photograph both before we leave. If the neighbours want to go at the same time, the row can share a permit set and a tile order, which is cheaper for everyone.
How long from signing to a finished tile roof in Royal Palm Beach?
The village publishes its residential review time and keeps to it, which makes this one of the more predictable desks in the county. Behind a gate, the association letter comes first and is usually the slower half.
Should I switch from tile to shingle to save money?
You can, where the association allows it, but on a Royal Palm Beach street the houses were built with tile and the neighbours have tile, and in an attached row the match is not optional. A relay of your existing tile is usually the cheaper way to keep the look.
We price it against shingle if you want to see the difference.
