    Salt side: Tropic Isle, Pelican Harbor, the Estuary

    East of Federal Highway the tile outlives the metal by a wide margin, so a coastal Delray re-roof is a metal specification as much as a tile choice. Stainless or heavy coated fasteners, corrosion-resistant valley and drip metal, hip and ridge caps bedded and screwed with stainless, sealed edge metal at the eaves. Clay barrel suits the older estates and holds its color; concrete matches the newer canal homes. We specify the metal the same way whichever tile you pick, and price both.

    Heat side: Del-aire, Andover, the mid-city streets

    Around the Del-aire Golf Club and Andover the tile is fine and the felt is finished. Decades of attic heat crack underlayment at the laps and around every vent, and ceilings stain with the roof looking untouched. A re-roof strips to the plywood, replaces the sheets that softened around old leaks, lays fresh self-adhered underlayment, and reloads tile, so the waterproof layer is genuinely new. The bare deck and the finished underlayment are photographed before either disappears.

    West side: Mizners Preserve, the Polo Club, and the committee

    Off Jog Road the first document is the architectural submittal: profile, color, cut sheets, a roof plan, and the wait for approval from Mizners Preserve or Knightsbridge of the Polo Club. Then the City of Delray Beach permit, then the roof, with inspections at dry-in and final.
