    Boca Raton tile roofs come with a history, and the history decides the job. East of the railroad tracks in 33431, the older streets near the Boca Raton Bath & Tennis Club and along the Intracoastal were roofed in the clay barrel that the city's founding architect made the local signature, and a re-roof there is a matching exercise: the right barrel profile, the right blend of terracotta shades, the right mortar and foam at the hips so the new roof reads as the old one. West of the tracks, in 33486 and 33433, Camino Gardens off Camino Real, Royal Oak Hills near Palmetto Park Road and Hillsboro Park were built in the postwar decades and many have already been re-roofed once in concrete flat or S-tile, which means the second roof's underlayment is now reaching the age the first one did. Timbercreek off Glades Road, Boca Grove Plantation along Military Trail and Lake Floresta Park went up around the golf courses in another burst, in concrete tile the committees still specify by profile and color. Two things are true of every one of these roofs. The tile has more life in it than the felt underneath, and the felt is what keeps the water out. And the closer the house sits to the water, the more the failure moves from the felt to the metal: rusted valley flashing, drip edge and fasteners doing their quiet damage under tile that looks new.     What it costs

    Tile is the top end of what a full roof costs in Palm Beach County: heavy material, slower work, and the underlayment beneath it carries much of the price. We measure and write the number down.

    Matching Mizner-era clay on the east side

    The clay barrel roofs near the Bath & Tennis Club and along the Intracoastal are the look Boca is known for, and a re-roof has to honor it: barrel profile, a blended range of terracotta shades rather than one flat color, mortar or foam at hips and ridges, bird stops at the eaves. Clay is lighter than concrete and its color is baked through, so it never fades to the roof next door. We bring blended samples to the inspection and price clay against a concrete barrel alternative so you can see the gap.

    The second re-roof: Camino Gardens, Royal Oak Hills, Hillsboro Park

    Postwar Boca has been through one roof already, and the concrete tile put on decades ago is now sitting over underlayment that has aged just as the original did. The tile looks fine; the felt beneath it cracks at the laps. A second re-roof strips to the deck, replaces the sheets that softened around old leaks, lays new self-adhered underlayment and reloads tile, so the waterproof layer is genuinely new. We photograph the bare deck and the finished underlayment before either disappears under tile.

    Golf-course communities: profile, color and the committee

    Timbercreek, Boca Grove Plantation and Lake Floresta Park specify concrete tile by profile and color, and a few hold approved-product lists. Our first step there is the architectural submittal: samples, cut sheets, a roof plan, and the wait for approval. Only then do we file with the City of Boca Raton, which inspects at dry-in and final. The schedule you receive in writing has that order built in, which is why it holds.

    What moves the price of a Boca tile roof

    Roof area and pitch first. Clay barrel versus concrete, and blended clay costs more again. Layers coming off and soft decking underneath, which on older east-side homes can be real. Hips, valleys, skylights and chimneys, each of them flashing and labor. East of Federal Highway, the stainless or heavy coated metal a salt-side roof needs.
