Tile roof replacement in Highland Beach

Highland Beach homeowners ask us three things about a tile roof, and the town's geography answers all of them. Why does a tile roof fail here when the tile looks new? Because Highland Beach is one road wide, A1A between the Atlantic and the Intracoastal, and salt reaches every roof in 33487 from both sides; the concrete or clay tile shrugs it off while the galvanized valley liners, drip edge and hip and ridge nails beneath rust to lace and let water into a ceiling at Bel Lido or Highland Beach Isles with not one cracked tile. What should a new tile roof be built from here? The same tile and a different metal: stainless or copper valley liners, stainless drip edge and cap screws, sealed edge metal, a stainless or coated fastener for every tile, copper at chimneys and parapets, because we have cut too much rusted valley out of Byrd Beach and Ocean Cove roofs to install anything less. And who has a say before the permit? The Town of Highland Beach, which permits and inspects, and the associations at Delray By the Sea, Ocean Grande Place, Camino Cove and the Edgewater Townhomes, which review profile and color first. Molsbee Roofing has been a family business since 1975, based in Lake Worth Beach about twenty-five minutes up the coast and working Palm Beach County, Jupiter to Boca Raton. Tile and standing-seam metal are the systems Highland Beach's single-family homes carry, and a tile re-roof with us takes the town's order: association approval, Town permit, then the roof, old tile stripped and sorted with sound clay saved for hips and ridges, plywood walked sheet by sheet with rot and salt-eaten fascia cut out, new self-adhered underlayment lapped and rolled, valleys in stainless or copper, tile laid to the county's wind-code attachment, caps bedded and screwed with stainless, Town inspections at dry-in and final. Free roof inspections: a roofer lifts tile at the suspect laps, photographs the felt, the deck and the metal, and hands you an itemized scope with the price. What it costs

Tile is the top end of what a full roof costs in Palm Beach County: heavy material, slower work, and the underlayment beneath it carries much of the price. We measure and write the number down.

One road wide: salt from the ocean and the Intracoastal both

There is no inland Highland Beach. From Bel Lido and Byrd Beach at the north end to Delray By the Sea and Camino Cove at the south, every roof takes spray from the Atlantic and humidity from the Intracoastal, and the metal under the tile fails long before the tile does. A Highland Beach tile re-roof is therefore written as a metal specification finished in tile, and that line appears on every estimate we write in town. Concrete or clay is your choice; the metal is decided by the address.

Association first, Town second, roof third

Delray By the Sea, Ocean Grande Place, Camino Cove, Highland Beach Isles and the Edgewater Townhomes review tile profile, color and cap treatment before a roof changes, and the Town of Highland Beach will not issue a permit until that approval is in hand. We assemble the submittal with samples and photographs of the neighbors' roofs, set aside sound original tile for the slopes A1A sees, and blend new tile through the field. The review weeks sit in the written schedule, which is why the finish date holds.

Salt-softened fascia at Bel Lido and Byrd Beach: the deck allowance

Once a Highland Beach roof is off, the plywood and fascia tell the truth, and at Bel Lido, Byrd Beach or Highland Beach Isles the truth usually includes fascia the Atlantic has softened and decking damp at the eaves for years. Our estimate carries a deck allowance sized to what the roofer saw in the attic and at the edges; anything beyond it is photographed and approved by you before a board is cut. The bare deck is photographed again before the new underlayment covers it, so the layer that keeps water out is the layer you can see you paid for.

What moves the price of a Highland Beach tile roof

Area and pitch first; the oceanfront homes at Bel Lido and Byrd Beach carry large, cut-up roofs. Clay barrel versus concrete, and blended clay above both. The deck allowance. Valleys, chimneys and parapets, each of them stainless or copper and labor. Association and Town review in the schedule. Tile is the top rung of a full roof in this county and an oceanfront roof with stainless and copper throughout sits at the top of that rung. Highland Beach has not given us enough tile jobs for a town-only figure, so we measure yours and write it down.
