Concrete and clay tile shrug off salt, so a tile roof can look sound from the street while the waterproofing under it has failed. We lift tile where the answer is likely to be: at a valley, beside a vent and on the slope facing the ocean.
Each opening is photographed and the tile goes back as it was. Those pictures are the evidence behind our recommendation, and you see them before you decide anything.
On clay barrel tile, if the underlayment has failed but most of the tile is sound, we lift it, install new underlayment, flashings and fastening, and reset the same tile, filling gaps with matching pieces. Concrete tile roofs are priced as new tile.
The roof looks unchanged and keeps none of its old waterproofing. If too much tile is cracked, or the profile can no longer be matched, new tile is the right call.
We count the tile during the inspection and show both prices on one sheet.
Valley metal, counter-flashing at walls and chimneys, vent collars, drip edge and fasteners sit under and beside the tile in salt air, and they fail long before the tile does. Once the roof is finished nobody can see them, which makes them an easy line to downgrade on a quote.
