Tile roof replacement in Juno Beach

Juno Beach is a mile and a half of dune and pier along A1A, and the tile roofs behind it, at Juno Heights, Ocean View Ridge, Seaside of Juno Beach and Malbo west of Ocean Drive, and at Oak Harbour and Cote De La Mer along the water in 33408, spend every day in salt air. On a coastal tile roof the tile is the durable part. What goes first is the metal nobody sees: galvanized valley liners rusting through, drip edge flaking off in strips, the nails under the hip and ridge caps weeping brown lines down the concrete, all while the roof photographs beautifully from the street. Under the tile, decades of attic heat have been working on the felt as well, and when it cracks at the laps a whole street built in the same years starts staining ceilings together. Molsbee Roofing has been a family business since 1975, based in Lake Worth Beach and working Palm Beach County, Jupiter to Boca Raton, and Juno Beach is a straight run up US-1 for us. A tile re-roof here starts with whatever review the address carries, at Oak Harbour, Seaside of Juno Beach or the other associations, then the Town of Juno Beach permit, then the roof: old tile stripped and sorted, with sound tile saved for hips and ridges; plywood walked sheet by sheet and rot and salt-eaten fascia cut out; new self-adhered underlayment lapped and rolled; every valley lined in stainless or copper; tile loaded and laid to the county's wind-code attachment on stainless fasteners; caps bedded and screwed with stainless; town inspections at dry-in and final. Stainless is not an upgrade in Juno Beach, it is the specification, because we have cut too much rusted valley out of roofs a block from the ocean to install anything less. Free roof inspections: a roofer lifts tile at the suspect laps, photographs the felt, the deck and the metal, and hands you an itemized scope with the price. What it costs

Tile is the top end of what a full roof costs in Palm Beach County: heavy material, slower work, and the underlayment beneath it carries much of the price. We measure and write the number down.

A block from the ocean, the tile outlives the metal twice over

At Juno Heights, Ocean View Ridge and Seaside of Juno Beach the concrete tile will last for decades. The galvanized valley liner under it will not, and neither will steel cap nails or plain drip edge in salt air. A Juno Beach re-roof is therefore a metal specification wearing a tile finish: stainless or copper valleys, stainless drip edge and cap screws, sealed edge metal, and a stainless or coated fastener for every tile. Concrete or clay is your choice; the metal underneath is not negotiable this close to the pier.

The felt under the tile has had enough summers

Juno Beach's neighborhoods were built in bursts, and the underlayment under those tile roofs is reaching the end of its life together: cracking at the laps and around every pipe and vent while the tile above looks new. A re-roof strips to the plywood, replaces the soft sheets around old leaks and the fascia the salt has eaten, lays new self-adhered underlayment, and reloads tile, so the layer that keeps water out is genuinely new. The bare deck and the finished underlayment are photographed before either disappears.

Association review, then the Town of Juno Beach permit

Oak Harbour, Cote De La Mer, Seaside of Juno Beach and the smaller Juno Heights and Malbo associations review tile profile and color before a roof changes, and the Town of Juno Beach issues the permit after that letter and inspects at dry-in and final. We assemble the submittal with samples and photographs of the neighbors' roofs along Ocean Drive and US-1, set aside sound original tile for the hips and ridges the street sees, and blend new tile through the field. The review weeks are in the written schedule, which is why the finish date holds.

What moves the price of a Juno Beach tile roof

Roof area and pitch first. Clay versus concrete. Layers coming off and soft plywood or salt-eaten fascia underneath, which a block from the ocean is common. Valleys, chimneys and skylights, each of them flashing and labor. Stainless or copper throughout, because of where the town is. Tile is the top rung of a full roof in this county, and Juno Beach has not given us enough tile jobs to quote a town-only figure, so we measure yours and write it down, line by line.
