Why a Wellington tile roof is done while the tile still looks new
Concrete tile lasts for decades; the layers under it do not. The underlayment, the mortar at the ridges and hips, and the flashings where tile meets a second-storey wall or a chimney wear out first.
Wellington sits inland with no salt air, so the metal usually holds up and the roof fails from the felt up. If the felt tears when we lift a tile, a repair will not hold, however good the roof looks from the driveway.
On a replacement we specify a self-adhered secondary water barrier across the whole deck, and that is written into the price.
Matching the tile profile your association approved
Gated neighbourhoods such as Versailles and Binks Forest can set their own rules on tile profile and colour, and new or reset tile has to sit with what is already approved. If your barrel or S profile is still made, we fill the gaps with matching new pieces.
If it is not, the change goes to the association first: we photograph the roof, prepare the submittal and order no tile until the approval letter is back. The Village of Wellington then reviews the plans through ProjectDox and publishes its own review times, so the schedule comes from the village.
Reset or new tile: what the tornado changed
In October 2024 a tornado spun off Hurricane Milton and did serious damage across part of Wellington. Near its path, tile that looks fine from the street can be cracked in place, with ridge caps lifted and roof-to-wall straps loosened underneath.
So before we price a clay barrel reset we count the cracked and slipped tile slope by slope and check the trusses and straps from the attic. When the count is low on clay barrel, your own tile goes back down with fresh mortar or foam at the ridges.
