Wellington is a planned community, and its tile roofs show it. The neighborhoods that make up the Landings, Meadow Wood, Binks Forest and the Wellington Aero Club, along with Greenview Cove, Pinewood, Paddock Park and Olympia, were each built in a burst by a handful of builders using a handful of concrete tile profiles and colors, and the architectural committees have kept them that way. That is good news for a re-roof: matching the look is straightforward. It also means whole streets reach the same age at the same time, and in Wellington that age has arrived for a lot of roofs. The tile itself usually has plenty of life left. What wears out is the underlayment beneath it, the layer that actually keeps water out, cooked by decades of attic heat until it goes brittle at the laps and around every pipe and vent. When that happens a roof that looks perfect from the bridle path starts staining ceilings with not a single broken tile in sight, and it tends to happen to the neighbors in the same season.
