The first decision on a Gardens tile roof is whether the tile itself goes back on. On a mid-nineties roof in BallenIsles or Mirasol the tile often outlasts the underlayment beneath it.
Where the roof is clay barrel tile, enough pieces are unbroken and the profile is still in production, we lift it, replace the underlayment, flashings and fastening, and relay it with matching pieces. The design wind line runs through the city, so the fastening and underlayment schedule come off the parcel rather than the ZIP code. The committee packet and the permit set are prepared together, not one after the other.
PGA National's association sets a completion window for a re-roof, so the tile is on the ground, staging booked and the permit issued before the old roof is opened, and the dry-in goes on the day the deck is exposed.
