Metal roof replacement in Highland Beach

Drive the three miles of A1A that make up Highland Beach and the standing-seam roofs stand out on the single-family streets at Bel Lido, Byrd Beach and Highland Beach Isles, on the rebuilt homes at Ocean Cove and Camino Cove, and on the newer construction between the condominium towers. Metal has become one of the town's two roofs, alongside tile, for a reason that has nothing to do with fashion: every roof in 33487 takes salt from the Atlantic on one side and the Intracoastal on the other, and a tile roof's hidden metal, valley liners, drip edge, cap nails, rusts to lace long before the tile wears. An aluminum standing-seam roof on stainless clips has nothing hidden to lose. No fasteners across the field to corrode and weep, no underlayment-under-tile wear point, continuous panels that shed an Atlantic squall instantly and hold in the wind that comes over the dune, and a cooler attic in August. The wrong metal fails just as fast as the wrong tile fastener: coated steel with plain screws and bare cut edges streaks rust within a few seasons on this road, which is why we do not install it here. The associations at Delray By the Sea, Ocean Grande Place, Camino Cove and the Edgewater Townhomes review what a roof looks like, and some still hold to tile on a primary home; we check before we quote so nobody holds a proposal the committee will refuse. Molsbee Roofing has been a family business since 1975, based in Lake Worth Beach about twenty-five minutes up the coast and working Palm Beach County, Jupiter to Boca Raton. Where metal is permitted, a Highland Beach roof is built from the deck up for salt: old roof off, soft plywood and salt-eaten fascia replaced, a high-temperature self-adhered underlayment rolled over everything, aluminum panels run the full length of each plane on stainless concealed clips, every eave and rake hemmed and sealed, every chimney, wall and skylight flashed in the same aluminum so no two metals touch. The Town of Highland Beach permits the work and inspects at dry-in and final. Free roof inspections: a roofer measures from the roof, photographs the deck, and writes standing seam and tile side by side for your own house. Open 24 hours a day, 7 days a week at 561-318-8624.

    What it costs

Metal costs more than shingle up front and sits near tile at the upper end of a full roof in Palm Beach County. It lasts decades. We price metal, tile and shingle side by side for your house.

Why aluminum, and why nothing else, on three miles of oceanfront

A cut edge of coated steel starts to rust the first season it faces the Atlantic; an aluminum edge does not. A plain steel screw weeps a brown line down a seam within a couple of years; a stainless one never does. Hem and seal every eave and rake and the salt has no raw edge to start on; flash every chimney and wall in the same aluminum and no two metals meet to react. That is the whole specification for a Highland Beach metal roof, and built that way it outlasts every other roof we install in the county.

Low rib or tall seam: matching the panel to the house

A single-story original at Bel Lido or Highland Beach Isles looks right under a narrow panel with a low rib and reads as quiet from A1A. A rebuilt two-story at Ocean Cove or Camino Cove, standing taller in the wind over the dune, takes a wider panel with a mechanically locked seam. A cabana or garage can carry 5V crimp if the screws are stainless, with the understanding that each exposed fastener is a place the ocean can begin. We match the panel to the building and say so when the cheaper option is the wrong one here.

What the associations allow, then the Town of Highland Beach permit

Delray By the Sea, Ocean Grande Place, Camino Cove, Highland Beach Isles and the Edgewater Townhomes publish architectural standards; some accept standing seam in approved finishes, some hold to tile on the main roof, most allow metal on a garage or cabana. We read those standards before the inspection, prepare a submittal with the panel profile, finish and color where metal is possible, and say plainly where it is not. The Town's permit and two inspections follow the approval.

What the inspector checks, and what the estimate says

Each panel system carries a Florida Product Approval for Palm Beach County's wind zone; the Town of Highland Beach inspector checks clip spacing and edge metal against it at dry-in and final, and the approval numbers are filed with your close-out. On price, aluminum standing seam sits near tile and well above shingle, and the stainless-and-aluminum specification costs more than any inland steel roof. Highland Beach has not given us enough metal jobs for a town-only figure, so the number comes from measuring your roof, written beside tile.
