Metal roof replacement in Boca Raton

Boca Raton has a stock of houses that metal roofing suits unusually well, and most of them are in Camino Gardens, Royal Oak Hills and Hillsboro Park. Those postwar neighborhoods in 33486 and 33433 are full of low-slope gables and flat-and-pitched combinations from the era when Boca was a modern town, and a standing-seam roof on that architecture looks like it was meant to be there while solving the problem the original roofs never did: it sheds water at a low pitch where shingle and tile struggle, with no laps for water to back up under. East of Federal Highway in 33431, the argument is different. There the Intracoastal is close, salt is in the air, and a metal roof built with aluminum or coastal-rated coated steel, stainless clips and hemmed edges will outlast a tile roof whose valley metal and fasteners are quietly rusting. In the golf-course communities, Timbercreek, Boca Grove Plantation, Lake Floresta Park, the Boca Raton Bath & Tennis Club, the first question is not physics but permission: each architectural committee has its own view on metal, some allow it in approved profiles and colors, some do not, and we check before we quote so you never hold a proposal for a roof you cannot build. Molsbee Roofing has been a family business since 1975, based in Lake Worth Beach and working Palm Beach County, Jupiter to Boca Raton. A metal roof done properly in Boca begins under the panels: old roof off, deck inspected and repaired, a high-temperature self-adhered underlayment rolled over everything, and then panels formed to the length of each roof plane and fixed on concealed clips so no screw is exposed across the field to back out or weep. Edge metal is hemmed and sealed at eaves and rakes, and every flashing at a chimney, wall or skylight is the same metal as the roof so nothing dissimilar touches. The City of Boca Raton permits the work and inspects at dry-in and final. Free roof inspections: a roofer measures, photographs the deck, and writes standing seam, 5V, tile and shingle side by side for your own house so the choice is a comparison, not a guess. What it costs

Metal costs more than shingle up front and sits near tile at the upper end of a full roof in Palm Beach County. It lasts decades. We price metal, tile and shingle side by side for your house.

Low-slope mid-century Boca: where metal earns its keep

The gables and flat-pitched roofs of Camino Gardens, Royal Oak Hills and Hillsboro Park were never a natural fit for tile, and shingle at that pitch backs water up under its laps. Standing seam handles a low slope the way it was designed to: continuous panels eave to ridge, seams that stand above the water line, nothing for wind-driven rain to get under. On these houses the look and the physics agree, and the flat sections can be tied into a membrane system cleanly at the transition.

East of Federal Highway: build it for salt or do not build it

In 33431 a metal roof with the wrong parts fails fast: bare-steel cut edges streak rust in a few seasons, ordinary screws corrode and weep. We use aluminum or coastal-rated coated steel panels, stainless clips and fasteners, hemmed and sealed edges at eaves and rakes, and matching metal at every flashing so no dissimilar metals meet. It costs a little more up front and it is the reason a coastal Boca metal roof lasts instead of streaking.

    Wind rating in plain words

Every panel system we install carries a Florida Product Approval for Palm Beach County's wind zone, and the clip spacing, edge metal and underlayment go in to that approval rather than to habit. The City of Boca Raton inspector checks it and your close-out paperwork documents it, approval numbers included. Our job is to install to the standard and prove it on paper. What you do with the documentation afterward is up to you.

What a Boca metal roof costs and what moves it

Metal sits near tile at the upper end of a full roof in Palm Beach County and well above shingle. Standing seam costs more than exposed-fastener 5V, aluminum more than coated steel; area, pitch, the number of valleys and penetrations to flash, and the deck condition once the old roof is off move the total, and east-side homes add coastal-grade components. We have not done enough Boca metal roofs to quote a town-only figure, so we measure yours and write metal, tile and shingle side by side.
