Hypoluxo Island, Point Manalapan and the Manalapan estates sit with the ocean on one side and the lagoon on the other, and a metal roof there is aluminium or a coastal-rated steel with stainless fasteners or it should not go on.
On the mainland the salt fades, and an owner facing another shingle roof sometimes chooses standing seam instead. Molsbee Roofing installs both from our shop in Lake Worth Beach, a few minutes north on Dixie, and files with whichever town the house answers to.

East of the bridge the salt comes off the ocean and off the lagoon, and it finds every cut edge and every plain steel screw. A metal roof on Hypoluxo Island, Point Manalapan or the Manalapan estates is aluminium or a coastal-rated steel, with stainless clips and fasteners and hemmed panel edges, set to the island's wind requirement, which is higher than the mainland's.
Standing seam goes on the house; exposed-fastener panels go on a boathouse or a dock shed. Specified that way, metal suits the water better than shingle or tile.
Specified any other way, it rusts from the screws outward.
On the mainland streets of Lantana the typical house has been re-shingled at least once, and an owner facing that job again sometimes chooses standing seam so the next roof is the last they pay for. The salt fades on the mainland, so a standard coated steel panel does the job here.
Roofs of that generation carry earlier repairs in the sheathing, so the deck is checked and re-nailed and the secondary water barrier goes down before a panel is set, all to the mainland wind requirement. We look at the roof-to-wall straps while the deck is open, because that is the only time they can be seen.
The Lantana ZIP covers Lantana, Hypoluxo, Manalapan and Atlantis, and the paperwork changes at the town line. Lantana's Building Division on Greynolds Circle has no online portal: the file is walked in on paper, paid by cash or check, and inspections are requested the day before.
Hypoluxo has a contracted firm take its permits in person. Manalapan runs its own portal, registers the roofer with the town and keeps its own hours.
Where there is an association it comes before any of them. We have filed with each and plan the tear-off and dry-in around whichever calendar applies.

On a metal reroof in Lantana, the permit and any appearance review decide when the panels can be ordered, so we settle them before the material.
Lantana has no online permit portal. The town's Building Division at 504 Greynolds Circle takes two paper copies plus one digital copy, delivered in person or emailed, and it accepts cash or check only, with no online payment. Inspections run 9 to 3 and are requested before 3 pm for the next day. That changes how we sequence a job: the file is walked in, not uploaded.
Lantana's mainland is in the 160 mph band; the island side of Lake Worth Lagoon is 170 mph, and the whole town is in the wind-borne debris region. The town administers its own flood zone building requirements, and a fifth of Lantana is water, so lagoon-side lots get the flood check early.

There are no shingle edges for the salt to lift and no tile flashings to rust, only a panel run from eave to ridge in aluminium or a coastal-rated steel with stainless fasteners and hemmed edges, set to the island's higher wind requirement.
In the wrong metal it is a mistake within a few seasons. We specify the alloy and the fasteners for the water and name them on the quote so you can check them against what arrives.

Lantana, Hypoluxo, Manalapan and Atlantis share the ZIP, and each issues its own roof permit with its own paperwork, payment method and working hours: Lantana on paper at Greynolds Circle with cash or check, Hypoluxo through a contracted firm in person, Manalapan on its own online portal with the roofer registered to the town.

Standing seam on the house; screwed-down panels on a shed, a carport or a boathouse. Standing seam keeps its clips under the raised seams so no fastener head sits in the salt air, which matters more here than inland.
Exposed-fastener panels cost less and go on faster, but every screw is a place the salt can start. Both are set to the property's wind requirement, which we check first because the island and the mainland sit in different bands; on the island both use stainless fasteners.
