Metal roof replacement in Lake Worth Beach

Metal roofs suit Lake Worth Beach better than most towns, and we say that as the roofer whose yard is here. The city's stock is bungalows and cottages: the nineteen-twenties frame and stucco houses of College Park and the downtown blocks around Lake Avenue, the postwar block homes of North Lake Worth, Blackwell Park and Lakeside Palms, with simple gables and porches that standing seam was made for and low slopes where shingle backs water up under its laps. Along the Intracoastal at Harbor Estates, Bella Vista Estates and Indigo Waters the case is corrosion: the hidden galvanized metal under a tile roof rusts to lace in lagoon air, while an aluminum standing-seam roof on stainless clips has nothing hidden to lose. And 5V crimp, the traditional exposed-fastener Florida panel, is historically correct on many of the older cottages, which is why the Historic Preservation Board will sometimes approve it in College Park where it would refuse a modern profile. That board is the first stop for any visible change on a contributing house; we know it because we have stood in front of it. Molsbee Roofing has been a family business since 1975, working Palm Beach County, Jupiter to Boca Raton, from this town. A metal roof done properly here begins under the panels: old roof off, sheathing inspected and repaired, and on a bungalow that may mean plank boards with gaps that need sheathing before underlayment; a high-temperature self-adhered underlayment rolled over everything; panels formed to the length of each roof plane and fixed on concealed clips so no screw is exposed across the field, or 5V fastened through with stainless screws where that is the approved system. Along the lagoon the panels are aluminum, the clips and fasteners stainless, the edges hemmed and sealed, and every flashing the same metal as the roof. The City of Lake Worth Beach permits the work and inspects at dry-in and final. Free roof inspections: a roofer measures, photographs the deck, and writes standing seam, 5V, tile and shingle side by side for your own house. Open 24 hours a day, 7 days a week at 561-318-8624.

    Our work here

about a dozen roofs in Lake Worth Beach since March 2026

    What it costs

Metal costs more than shingle up front and sits near tile at the upper end of a full roof in Palm Beach County. It lasts decades. We price metal, tile and shingle side by side for your house.

5V on a College Park cottage: the historically correct metal

Many of Lake Worth Beach's nineteen-twenties cottages were built under 5V crimp, and on a contributing house the Historic Preservation Board will often approve 5V where it would refuse a modern standing-seam profile. Installed properly it is a sound roof: stainless screws with sealing washers, panels lapped and run eave to ridge, closures at the ridge and eaves, plank sheathing repaired first. Every screw is a future maintenance point, and we tell you the check-and-tighten schedule that keeps it a good roof.

Standing seam on the postwar blocks and the lagoon

In North Lake Worth, Blackwell Park and Lakeside Palms, and on the Intracoastal at Harbor Estates, Bella Vista Estates and Indigo Waters, standing seam is the modern answer: panels formed to length, concealed clips, no exposed fasteners across the field, continuous from eave to ridge so wind-driven rain has nothing to get under. Along the water the panels are aluminum and every clip and screw is stainless, with hemmed and sealed edges, because lagoon salt streaks a bare-steel edge within a few seasons. Inland, coated steel serves well.

The preservation board, then the city permit

A visible change to a roof on a contributing house in College Park or the downtown historic blocks needs a certificate of appropriateness before the City of Lake Worth Beach issues the permit. Metal is not automatically refused; 5V is often approved as the period material, and standing seam is considered on non-contributing houses and rear additions. We prepare the application with panel samples and photographs and put the review weeks into the written schedule. Elsewhere in the city the permit runs straight through.

Approval numbers and price, in plain words

Every panel we install carries a Florida Product Approval for Palm Beach County's wind zone, the city inspector checks the fastening against it, and the approval numbers are filed with your close-out. Price sits near tile and well above shingle: standing seam above 5V, aluminum above coated steel, lagoon-side components above inland. We have done about a dozen roofs in our home town since spring and we still price each metal roof from a measurement, written side by side with tile and shingle.
