Standing seam on block houses and the lagoon front
Outside the districts, on the mid-century block houses and the lagoon-front homes, standing seam fits: one panel from eave to ridge, clips hidden under the seam and spaced for the city's wind band. Near the lagoon we generally specify aluminum panels, which do not rust; inland a coated steel panel can be the right call, and the quote names the alloy.
The code allows several secondary water barrier methods; under metal we specify a self-adhered, high-temperature underlayment over a re-nailed deck, with new flashing at every wall and chimney.

What goes wrong with metal roofs near the water?
