Palm Beach is a narrow island with the ocean on one flank and the lagoon on the other, so every panel, clip and fastener is chosen for corrosion first; and the Architectural Commission, or the Landmarks Preservation Commission on a landmarked house, rules on any change to the material or the look before the town's permit desk sees the job.
Metal is the exception on the island, and the board decides whether it is yours. Molsbee Roofing installs metal on the island where the board allows it, from our shop across the lagoon in Lake Worth Beach, inside the town's hours.

On the island a roof goes to a design board before the town's permit desk sees it. The permit form asks whether the scope has been before ARCOM or Landmarks and records the material coming off and going on.
Tile to metal is a change of look, so it goes to the Architectural Commission, which judges how a roof reads from the street; a landmarked house answers to the Landmarks Preservation Commission instead. Where a house already carries metal, like for like is the simpler case.
We bring the panel samples to the board and file the permit the day the approval is in hand.
Palm Beach is under a mile wide, with the Atlantic on one flank and the lagoon on the other, so no roof on the island is far from salt spray, and salt finds every raw edge and every steel screw. A metal roof here is aluminium or copper, with stainless or matching fasteners, hemmed edges and no dissimilar metals touching, set over a re-nailed deck with a secondary water barrier and fastened to the island's wind requirement.
Coated steel rusts from the screws out within a few seasons, and we do not put it on the island.
Standing seam locks the panels at raised seams over hidden clips, so nothing pierces the face, and it is the metal roof for a house; copper on a porch or a loggia is a question for the board. The work follows the town's construction calendar, which is ordinance: in season the roof may be worked weekdays only, with no Saturdays, Sundays or holidays and no heavy equipment early in the morning; the summer months allow Saturdays but never Sundays; and construction pauses over the winter holidays.
Panels run to length arrive before the tear-off so the dry-in is done before a closed day.
Our Palm Beach re-roofs in the last year were on Royal Poinciana Way, Everglade Avenue and Orange Grove Road, with a repair on North Lake Way, each scheduled around the board's dates and the town's calendar. The island is not exempt from the Saturday rule. The whole island is in the 170 mph band, and on the re-roofs we build a self-adhered secondary water barrier is sealed to the deck.
