Metal roof replacement in Palm Beach

Metal roofing on the island of Palm Beach is a conversation with the Town before it is a conversation about panels. The architectural commission decides what a roof may look like from the street, and on the clay-barrel blocks of El Encanto, Royal Park and Poinciana Park a standing-seam roof is rarely the answer they want. But the island is not one style. There are Bermuda-roofed and flat-roofed modern homes along South Ocean Boulevard and on the Lake Worth Lagoon side at Everglades Island and Dodge Estates, there are guest houses, cabanas and garages, and there are the copper and lead-coated standing-seam roofs the older estates have always carried on porches, bays and towers. In those places metal is not only allowed, it is the historically correct material, and it happens to be the strongest thing you can put over a house that takes salt from both sides. A standing-seam roof in aluminum or copper has no hidden fasteners to corrode, no underlayment-under-tile wear point, sheds a summer downpour instantly and holds in the wind that comes off the Atlantic across 33480. Molsbee Roofing has been a family business since 1975, based in Lake Worth Beach and working Palm Beach County, Jupiter to Boca Raton, and we check with the Town before we quote metal on the island, because a proposal for a roof the commission will refuse is a waste of your time. Where metal is permitted, the job runs like this: architectural submittal with the panel profile, finish and color; Town of Palm Beach permit; old roof off; deck inspected and repaired; a high-temperature self-adhered underlayment rolled over everything; panels formed to the length of each roof plane in aluminum or copper and fixed on stainless concealed clips, with no screw exposed across the field; eave and rake edges hemmed and sealed; every flashing at a chimney, wall or parapet in the same metal so nothing dissimilar touches; Town inspections at dry-in and final. Coated steel, which serves inland towns well, is not what we put on a barrier island. Free roof inspections: a roofer measures, photographs the deck, and writes standing seam, tile and the alternatives side by side for your own house. What it costs

Metal costs more than shingle up front and sits near tile at the upper end of a full roof in Palm Beach County. It lasts decades. We price metal, tile and shingle side by side for your house.

Where the Town says yes to metal, and where it does not

The architectural commission reviews everything visible from the street, and on the traditional clay-barrel blocks metal on a main roof is usually refused. On flat-roofed and Bermuda-style homes, on porches, bays and towers where copper standing seam is the period material, on guest houses and cabanas, and on the lagoon side where the modern homes sit, it is often approved in the right finish. We ask the Town first, prepare the submittal with the panel profile and finish, and say plainly when the answer will be no.

Aluminum or copper: the only two metals for the island

Coated steel is a fine roof in Wellington. On a barrier island with salt on both sides its cut edges and fasteners streak within a few seasons. On Palm Beach we form panels in aluminum or copper, fix them on stainless clips and fasteners, hem and seal every edge, and flash chimneys, walls and parapets in the same metal so no dissimilar metals meet and start a reaction. Copper weathers to the green the estates already wear; aluminum takes a finish and stays put. Both outlast anything else we could put there.

    Wind rating, stated plainly

Every panel system we install carries a Florida Product Approval for Palm Beach County's wind zone, and the clip spacing, edge metal and underlayment go in to that approval rather than to habit. The Town of Palm Beach inspector checks it and your close-out file documents it, approval numbers included. Our job is to install to the standard and prove it on paper; what you do with the documentation afterward is yours.

What an island metal roof costs, and what moves it

Copper sits above aluminum, which sits above coated steel, and all of them sit near tile at the upper rung of a full roof in this county. Area, pitch, the number of chimneys, parapets and valleys to flash, and deck condition move the total. Palm Beach has not given us enough metal jobs to quote a town-only figure, so we measure yours and write standing seam, tile and the alternatives side by side. Financing options are explained at the inspection if you ask.
