    On the tight streets east of Swinton and around Mallory Square the wind matters less than what it moves: with houses close together, debris travels a short distance at speed and lands on the roof next door, and on attached properties a single failure can put water into more than one home. Further west at Mizners Preserve, Andover, Del-aire Golf Club and Knightsbridge of the Polo Club it is a more ordinary suburban picture, with damage clustering where something struck.

    The sequence afterwards never changes. Water is stopped first, with a tarp anchored to points that will hold in the next squall.

    The timber is given the days it needs to dry. The lasting repair comes last, onto dry wood, because a covering closed over damp sheathing conceals decay rather than ending it.

    Two things help before we arrive. Photograph what can be seen safely from the ground, and do it before the street is tidied.

    What to know.

    • On the canals it is the fixings

      A waterfront roof rarely loses tile because the tile was weak. It loses tile because the fixing or the bedding holding it had been corroding in salt air for years, and the storm simply found it first. That matters for the repair, because the fixings either side are the same age and the same distance from going. We check the surrounding rows and the valley metal before quoting, and where they are sound we say so and price the small job.

    • Shared roofs, shared problem

      On a terrace near Mallory Square or behind Atlantic Avenue, one opening in the covering can put water into more than one home, and the repair may sit on a detail that belongs to the association rather than to any owner. Telling the neighbours and the association early turns three separate emergencies into one coordinated repair. We will say plainly in the report which parts fall where, so nobody is arguing about responsibility while a ceiling is open.

    • Close houses, flying debris

      Where lots are tight, whatever the wind lifts does not travel far before it lands, and a roof tile off one house is a projectile aimed at the next. That produces impact damage rather than uplift: a cracked piece with a punctured membrane underneath and nothing visible once a replacement tile is dropped in. Wherever something landed we lift the surrounding tiles, photograph the layer below and repair it if it has been breached.

      Its only job is to hold off the next shower so wet timber can give up the water it has taken on, which it cannot do beneath a finished covering. Roofers who compress that wait to look responsive hand back repairs that fail quietly a year later with the fault sealed out of sight. Anchoring is the whole skill: fixed to the wrong points a tarp becomes a sail in the next gust and removes more of the roof than the storm did.

    Only a few tiles came off. Is that a small job?

    On the water, not necessarily. Tiles come away because the fixings holding them had corroded, and the fixings across the rest of that slope are the same age. So the honest first step is checking the neighbouring rows and the valley metal, not simply refilling the gap. If everything around it is sound, it is a genuinely small repair and we will price it as one and say so in writing rather than talking you into a slope.

    Should I put a tarp up myself?

    Not by going up there. Wet tile is dangerous, and anything already loosened will move again when it takes your weight, which on a tight lot means it lands on somebody else's property. Do the useful things indoors: move what you can from under the drip, put something down to catch water, and take your photographs. Getting a tarp to hold is mainly about anchor points that will survive the next gust, and that is hard to judge from a ladder.

    How soon can the permanent repair be done?

    Once the timber is dry, and after county-wide weather, once the queue reaches you. We will not name an arrival day we cannot keep. We get the tarp on so nothing further gets in, tell you honestly where you stand and keep you informed, and on a shared roof we use that time to get everybody who needs to agree into the same conversation. Repairing over wet sheathing to look fast is how storm work fails a season later.
