On Hypoluxo Island, Hypoluxo Beach and out at Point Manalapan the wind arrives from either side with nothing to slow it, and what it finds is metal that salt has been thinning for years.
So the covering that comes away is almost never the weakest piece of tile; it is the piece whose fixing had already gone. That has a direct consequence for the repair: the fasteners on the rest of that slope are the same age, have had the same exposure and are the same distance from letting go, so refilling a gap and stopping there means the next blow takes the row beside it.
On the mainland at Lantana Point, Lake Shores Lantana and Hypoluxo Park the picture is gentler and the damage tends to cluster where something struck rather than where the wind pressed. There is also a bridge, which matters more than it sounds after county-wide weather, because access to the island can be slower and the sequencing of work has to account for it.
The order itself never changes. Water is stopped first with a tarp anchored to points that will hold in the next squall.
The timber is given the days it needs to dry. The lasting repair comes last, onto dry wood, because a covering closed over damp sheathing conceals decay rather than ending it.

On the water, covering comes off because the fixing holding it had corroded, not because the tile was weak. The fasteners across the rest of that slope have had identical exposure for identical time. So the first thing after a blow is checking the neighbouring rows and the valley metal, not refilling the hole. Where the surroundings are sound we say so and price a small repair. Where they are not, you get the photographs that show why the job is larger.
- Exposure from two directions
Most coastal roofs face weather from one side. On this strip it arrives off the ocean and across the Intracoastal, so there is no sheltered elevation to fall back on and no slope that has been quietly ageing more slowly than the rest. That is worth knowing when a roofer tells you only one aspect needs attention, because on a lot like this the others have had the same treatment for the same number of years.
- Mainland damage is usually impact
On the sheltered side the wind arrives broken up and the harm comes from what it carries. Something strikes the covering, cracks the piece it hits and passes the rest of the force into the layer beneath, which can be torn with nothing showing once a replacement is dropped in. Anywhere something landed, the surrounding covering comes up, the layer below is examined and photographed and repaired if it has been breached.
- What the tarp does and does not do
It holds off the next shower so wet timber can give back the water it took on, which it cannot do beneath a finished covering. That is the whole of what has to be decided on the day. The permanent repair is a separate decision made later, on dry wood, with photographs and a written price in front of you. Anchoring is the skill, and on an exposed lot a badly fixed tarp becomes a sail and removes more than the storm did.

Will getting to the island slow things down after a storm?
It can, and we will tell you if it does rather than pretend otherwise. After county-wide weather the bridge and the access roads carry a lot of traffic, and that affects sequencing. What it does not change is the priority order, which is set by how fast water is entering a building. We get tarps on first and are honest about where you sit, because a promised time that gets missed while a ceiling is open helps nobody.
Should I put a tarp up myself?
Not by climbing up. A wet roof is dangerous and anything already loosened will move again under your weight, which on an exposed lot means it can end up a long way from where it started. Do the useful things indoors: move what you can from under the drip, put something down to catch water, and photograph what you can see safely from the ground before anyone clears up. Anchoring a tarp properly is the hard part.
How soon can the permanent repair be done?
Once the timber is dry, and after county-wide weather, once the queue reaches you. We will not name an arrival day we cannot keep. We get the tarp on so nothing further gets in, tell you honestly where you stand and keep you informed. Closing a repair over wet sheathing to look fast is the commonest reason storm work fails a season later, and on an exposed roof it fails sooner than that.
