What a Delray roof needs looking after depends almost entirely on which side of the Intracoastal it sits on. On the canals at Tropic Isle and Pelican Harbor the priority is metal.
Salt air works every day on valley pans, drip edge and the fixings holding caps and trim, and those corrode from beneath while the tile above stays exactly the colour it was delivered in. A maintenance visit on the water is largely a hardware inspection: replacing lengths of metal and handfuls of fixings that have thinned, before an ordinary gust lifts tile that looked entirely secure.
Inland at Mizners Preserve, Andover and the streets around them the metal has an easier life and the priority shifts to drainage and to the parts made of rubber and mortar. Valleys silt up, outlets on porches and additions block, vent collars harden and split where the pipe passes through, cap mortar opens along a ridge, and flashing sealant shrinks back at walls and skylights.
On the terraces near Mallory Square and behind Atlantic Avenue there is a third consideration, which is that the roof may not be entirely yours, and a sensible maintenance arrangement on a shared roof is one the association is part of rather than one owner quietly paying for the whole terrace. Whichever applies, every item touched is photographed and listed and you keep both, so the following visit measures change instead of starting from a fresh opinion.

What to know.
- Waterfront: the hardware first
On the canals the covering usually outlives the metal holding it together. Valley pans thin from underneath, drip edge blisters, cap fixings weaken until a routine gust takes a run of tile that looked perfectly sound. Dealt with during maintenance it is a length of metal and a few fixings. Dealt with after a storm it is a slope. The photographs from the visit show which stage your roof has reached, so the decision is made on evidence rather than on the age of the house.
- Inland: drainage and the perishable parts
Away from the water the pattern changes. Valleys silt and stop moving the water of two slopes. Outlets on porches and rear additions block. Vent collars harden and split. Cap mortar opens. Flashing sealant cracks back. None of it is expensive and all of it is far cheaper before water has reached a deck, which is the entire argument for doing it on a schedule rather than in response to a mark on a ceiling.
- Shared roofs need a shared arrangement
On a terrace, one owner paying for maintenance across a roof that several people rely on is neither fair nor durable. It is worth putting a proper arrangement in place through the association, with a mapped roof, a scheduled visit and a report everybody can see. We will provide that documentation, and it usually costs each household less than what one of them was quietly spending alone while the rest of the roof aged unattended.
- Why pressure washing is refused
A high-pressure jet forces water up under tile laps and soaks the membrane the tile exists to protect, strips the surface from older concrete tile, and drives cap mortar out from beneath. On a waterfront roof it also strips protective coatings from the very metal salt is already attacking. The roof looks better for a season and performs worse from then on. My roof is new but it is on a canal. Does it need anything?
Yes, and sooner than the age suggests. The tile will be fine for decades; the metal and fixings holding it in place will not, because salt starts working on them the day the roof goes on. The first maintenance visit on a waterfront address is about hardware rather than wear, and finding a thinning valley pan early is a small piece of work compared with resetting a slope after the first blow that finds it.
Who should pay for maintenance on a shared roof?
That is set by the community documents, and it is worth reading them before one owner starts funding the whole terrace. Where the association owns the roof, maintenance belongs in its budget and should be scheduled rather than reactive. Where owners hold their own sections, a coordinated arrangement still costs each household less than paying alone. We provide the mapped roof and the report either way, so the association has something concrete to work from.
Will maintenance stop me needing a new roof?
No, and we will not pretend otherwise. The membrane under the tile ages on its own clock and eventually the roof is finished. What upkeep prevents is the roof ending years early for an avoidable reason: a corroded fixing letting a slope go, a split collar rotting a deck, a blocked outlet ponding a porch. Those write off roofs with years left in them. Maintenance secures the full term the roof was capable of, cheaply.
