On these buildings the weakest point is almost never the middle of the field. It is the perimeter, where the covering is turned up and terminated, and the upstands around every stair enclosure, plant kerb and davit support.
Once wind gets under an edge at that height it can peel a substantial area very quickly, which is why the difference between a properly mechanically fixed termination and one relying on adhesion matters far more here than on a house. There is also the question of what is on the roof.
Anything not secured becomes a projectile, and at this height it can travel. A dislodged panel or an unsecured piece of equipment does damage to the covering it lands on and, occasionally, to the building next door.
After a blow, the response follows the usual order with one addition: securing loose items comes first, alongside stopping water, because leaving them creates the next problem. Then the deck dries and then the permanent repair happens.

- The edge is where it starts
On a large deck, wind gets under the covering at the perimeter or at an upstand, not in the middle. From there it can lift a substantial area in a short time. That is why terminations matter so much at height and why the first thing we look at after a blow is the whole perimeter and every upstand, including the ones that appear undamaged, since a partially lifted termination is a failure waiting for the next storm.
- Secure what is loose before it moves
At this height anything unsecured on a roof becomes a hazard as well as a source of damage: panels, covers, equipment housings and anything left by another trade. After serious weather those get secured at the same time as the water is stopped, because leaving them means the next gust causes a second round of damage to the covering, and possibly beyond the building's own boundary.
- Emergency protection at height
Temporary covering on a tall building has to be fixed to hold in strong, sustained wind rather than the gusts a house sees, and it has to be done without creating something that will lift. That is skilled work and it is not a job for a maintenance team with a tarp. It is also why we would rather be called early, while the weather window allows the work to be done properly, than after a second night of rain.
- Then dry, then repair
Once the water is stopped, the deck and any wet insulation have to be dealt with before a covering goes back over them, and on a flat assembly wet insulation does not dry on its own. That frequently means removing more than the visible damage suggests. It is the part of the job that is tempting to skip and the part that decides whether the repair lasts, and the photographs show a board exactly why the scope is what it is.

Very possibly, and that is the right question to ask. Wind at height gets under a covering at a perimeter or an upstand and works along it, so a lifted section usually means the terminations either side have been loaded hard even where they have not yet let go. After a blow we inspect the entire perimeter and every upstand rather than only the failed area, and the photographs show which are sound and which are partially compromised.
Can our maintenance team put a temporary cover on?
We would strongly advise not. Temporary covering at that height has to withstand strong, sustained wind, and something fixed inadequately becomes a sail that causes considerably more damage than it prevents, potentially beyond your own building. It is skilled work carried out with the right fixings. The useful thing a maintenance team can do is secure loose items at low level, keep residents away from affected areas and record what they can see safely.
Why does the repair involve more than the wet area?
Because on a flat assembly the insulation beneath the covering takes on water and does not dry out on its own. Water also travels within the build-up, so the wet material usually extends beyond where the covering was breached and beyond where a ceiling has marked below. Putting a new covering over wet insulation seals the problem in. The survey photographs show the extent, so the scope is based on evidence rather than on assertion.
How quickly can you attend after county-wide weather?
