Boynton Beach (east) · Storm damage roof repair

Roofing in Boynton Beach (east) since 1975.

The days after a storm are when Boynton Beach householders are most likely to be sold something they do not need, and it is worth going into that period knowing how it works. When weather crosses the county, contractors arrive from outside the area to work the affected streets, and the pitch is always urgency: your roof is unsafe, this has to be decided today, sign now.

Some of that work is fine. A good deal of it is not, and the people who did it are not here next season when a repair opens up.

Two habits protect you completely and neither costs anything. Ask for the state licence number and check it, and refuse to authorise permanent work on the day it is offered.

Nothing about a genuine roof emergency requires a replacement decision on the spot, because the first job is not a replacement at all. It is a tarp.

As for the damage itself, in 33435 and 33426 it divides by where you are. On the waterfront streets at Boynton Isles and Coquina Cove the covering usually comes away because salt had already weakened the fixings, so the neighbouring rows matter as much as the gap.

Inland at Chapel Hill, Lake Eden, Mission Hill and Forest Hills the damage clusters where something struck. Either way the sequence is fixed: stop the water with a properly anchored tarp, let the timber dry, repair last onto dry wood.

It is also worth separating what the storm did from what it merely exposed, because wind reliably finds the collar, the cap or the fixing that was already finished, and the photograph tells you which of the two you are looking at. We are Molsbee Roofing, family-run since 1975, based in Lake Worth Beach, licensed CCC1327429, working the county from Jupiter to Boca Raton.

The phone is answered through the night and we tell you honestly where you sit in the order. Free roof inspections at 561-318-8624.

    Good to know

    What to know.

    • Check the licence, refuse the on-the-spot signature

Any roofing contractor working in Florida holds a state licence number, ours is CCC1327429, and it can be checked. Ask for it and check it before anything is signed. Then decline to authorise permanent work on the day it is offered, because no genuine roof emergency requires that. What an emergency requires is a tarp, and a tarp does not commit you to anything. Urgency applied to a replacement decision is a sales technique rather than a roofing one.

    • Waterfront: the fixings failed, not the covering

At Boynton Isles and Coquina Cove salt works on fasteners and valley metal for years before a storm arrives to find them. So the honest first question after a blow is the condition of the fixings on the rest of that slope, since they are the same age and the same distance from letting go. We check the surrounding rows and the metal before quoting, and where they are sound we say so and price the small repair rather than the slope.

    • Inland: look where something landed

Away from the water the damage is usually impact rather than uplift. A limb or a piece of debris cracks the covering it strikes and passes the rest of the force into the layer beneath, which can be torn with nothing showing once a replacement piece is dropped in. Anywhere something landed, the surrounding covering comes up, the layer below is examined and photographed, and it is repaired if it has been breached rather than simply closed over.

    • The tarp is the emergency work

Its job is to hold off the next shower so wet timber can dry, which it cannot do underneath a finished covering. That is the whole of what needs deciding on the day. The permanent repair is a separate decision, made later, on dry wood, with photographs in front of you and a written price. Anyone compressing those two decisions into one afternoon is doing it for their own reasons rather than for your roof.

Most storm repairs are a short visit: tiles reset, caps re-bedded, a boot or a run of flashing replaced. A roof the wind opened across a whole slope is a different job, and the photos say which.

    Roofing questions

    Frequently asked questions.

Who repairs storm damage in Boynton Beach, FL?

Molsbee Roofing. A family business since 1975, based in Lake Worth Beach, licensed CCC1327429, working Palm Beach County from Jupiter to Boca Raton. We cover 33435 and 33426, from Chapel Hill, Lake Eden and Forest Hills to the waterfront streets at Boynton Isles and Coquina Cove. Somebody answers overnight. A tarp goes on first, the damage is photographed, and the lasting repair follows once the timber is dry. Free roof inspections. Call 561-318-8624.

A contractor knocked and said my roof needs replacing today. Should I sign?

No. Ask for the state licence number and check it, then decline to sign anything for permanent work that day. A genuine roof emergency needs a tarp, and a tarp commits you to nothing. Replacement is a decision to make afterwards, with photographs of your own roof in front of you and a written price you have had time to compare. Urgency attached to a replacement is a sales technique, not a roofing requirement.

Only a few tiles came off. Is that a small job?

On the waterfront streets, not always. Covering comes away because the fixings holding it had corroded, and the fixings across the rest of that slope have had the same exposure for the same length of time. The honest first step is checking the neighbouring rows and the valley metal rather than simply refilling the gap. If everything around it is sound it is a genuinely small repair and we will price it as one and show you why in the photographs.

Should I put a tarp up myself?

Not by climbing up. A wet roof is dangerous and anything already loosened will move again under your weight. Do the useful things indoors: move what you can from under the drip, put something down to catch water, and photograph what you can see safely from the ground before anyone clears up. Getting a tarp to hold is mostly about choosing anchor points that will survive the next gust, and that is difficult to judge from a ladder in bad weather.

How soon can the permanent repair be done?

Once the timber is dry, and after county-wide weather, once the queue reaches you. We will not name an arrival day we cannot keep. We get the tarp on so nothing further gets in, tell you honestly where you stand and keep you informed. Closing a repair over wet decking in order to look fast is the commonest reason storm work fails a season later, and it turns one repair you paid for into two.
