    • On the canals, inspect the metal

      At Tropic Isle and Pelican Harbor the air carries salt every day of the year and it goes for the only parts of a tile roof that corrode. Valley pans thin from underneath, drip edge blisters, cap fixings weaken. All of that happens while the tile stays exactly the colour it was delivered in, which is why owners of relatively young waterfront roofs are so often caught out. The hardware gets photographed piece by piece on those addresses.

    • Attached roofs: establish the boundary first

      On a terrace or a townhome, the useful question is not only what is wrong but whose it is. The community documents decide, and they vary from one association to the next even on the same street. We check before the report is written, so that what you receive says plainly which findings are yours, which belong to the association and which sit on a shared detail that will need agreement before anybody can act.

    • Reading the layer under the tile

      Tile shields; the membrane below it waterproofs. It ages by heat, invisibly, and a single sound opening tells you nothing about the rest of a roof, so the roofer opens it at several points across different aspects and photographs each. That gives you evidence from your own roof rather than a verdict formed from the driveway, and it is the only honest way to settle whether you are looking at a repair or a replacement.

      The roof is sound, in which case you are told so, not billed, and not telephoned again. It needs a specific repair, which is named, photographed and priced in writing.     My waterfront roof is not old. Is an inspection worthwhile?

    On the canals at Tropic Isle or Pelican Harbor, yes, and sooner than most owners expect. The tile will last decades. The metal and the fixings holding it together will not, because salt air works on them from the day the roof goes on. A roof can look untouched and have lost the hardware that was holding its details in place. Finding a thinning valley pan early is a small piece of work; finding it after a blow means resetting a slope.

    I live in a townhome. Will you tell me what is actually mine?

    Yes, and we check the community documents before writing the report rather than guessing from the roof. Responsibility varies genuinely between associations: sometimes each owner has the roof above their own unit, sometimes the association owns the whole thing, and shared details at party walls are frequently the grey area. The report separates your findings from the association's and flags anything that will need agreement, which saves a great deal of time later.

    How is this different from a home inspection?

    A home inspector assesses a whole property and reports the roof from wherever it can be safely reached, usually the edge or the ground. That vantage point cannot read the membrane under tile, and on a waterfront roof it cannot properly assess the hardware either. Both reports have their place and only one of them answers the question that carries a price. If you are buying near the water, the roofer's report is the one that changes the negotiation.

    What happens if you find something?

    You get the photograph, a plain explanation and a written price, and nothing is done without your agreement. A collar, a length of flashing or a cracked tile is a repair and is priced as one. If the membrane is brittle everywhere the roofer opened it, we say so directly and show you the images, so replacing the roof stays a decision you take deliberately, on your timing, rather than one made for you by a wet ceiling in August.
