The plank sheathing under a lot of Lake Worth Beach roofs behaves differently: it soaks along the grain, holds moisture for considerably longer, and carries water sideways between the boards, which is how a wet patch that started above a back bedroom shows up as a mark on a hallway ceiling. That has two consequences.
The first is that the drying period after a storm is genuinely longer on these houses than a contractor used to newer stock would allow for. The second is that the point where water entered is often nowhere near the point where it appeared, so anyone who repairs the roof directly above the stain has probably not repaired anything.
Beyond the deck, the damage here follows the shape of the town. Lots are small and houses are close, so what the wind lifts travels a short distance at speed and lands on a neighbour's roof, producing impact damage rather than uplift.
Older flashings at chimneys and at the junctions between additions work loose without a single tile going missing. And mature street trees drop limbs onto roofs that were never designed to take a hit.
Whatever happened, the order afterwards is fixed. Stop the water with a properly anchored tarp.
Let the timber dry, and on a board deck that takes longer. Repair last, onto dry wood.

- Board decks dry slowly
Plank sheathing holds water far longer than plywood and releases it along the grain rather than through the face. That means the wait between tarping and permanent repair is longer on these houses, and shortening it does real harm, because a covering closed over damp boards seals the moisture in and the rot proceeds quietly underneath. We would rather explain the wait than hand back work that fails next season with the fault neatly hidden.
- The stain is not the hole
Water entering at a flashing runs sideways between boards before it drops, so the mark on your ceiling can be a long way from where the roof was breached. Repairing above the stain fixes nothing. The roofer traces it back from inside the roof space where he can, photographs the actual entry point, and repairs that. It is the difference between a repair that holds and one that is repeated at your expense in the next wet spell.
- Close houses, flying debris
On these lot sizes whatever the wind lifts does not travel far before it lands, so a tile off one roof is a projectile aimed at the next. The result is impact damage: a cracked piece with a torn membrane or a split board underneath, and nothing showing once a replacement is dropped in. Anywhere something landed, the surrounding covering comes up, the layer below is examined and photographed and repaired if it has been breached.
- Old flashings let go quietly
Chimneys, parapets and the junctions where additions meet the original roof are the details that fail here, and they fail without losing a tile. Every one of them is a joint between materials that move at different rates, and most have been sealed rather than rebuilt at some point. Wind flexes the joint, the seal opens, and water goes in with nothing visibly wrong overhead. After a blow those get checked individually, on the roof.

Why is the ceiling stain nowhere near the damage?
Because of how a board deck carries water. Rain entering at a flashing or a lifted edge runs along and between the planks before it finds somewhere to drop, so the mark appears wherever the water finally got through the plaster, which can be rooms away from the breach. That is why the roofer works from the roof and from inside the roof space rather than from the ceiling, and why repairing directly above a stain so often achieves nothing at all.
Why does the repair take longer than on my neighbour's newer house?
Because the decks are different. Plank sheathing soaks up water along the grain and gives it back slowly, so it needs more drying days than plywood before anything can be closed over it. Rushing that traps the moisture under the new work and the rot carries on out of sight. The tarp holds the weather off in the meantime. It is a genuine difference in the houses rather than a difference in how quickly anyone is working.
A branch came down on the roof. Only one tile broke. Is that a problem?
Treat the broken piece as the visible part of the event. Impact travels through brittle covering: the piece that broke absorbed some of the force and passed the rest into the membrane and the board beneath, either of which can be split with nothing showing once a replacement is dropped in. Wherever something landed we lift the surrounding covering, photograph what is underneath and repair it if it has been breached rather than closing an open roof.
Should I put a tarp up myself?
Not by climbing up. Wet covering is dangerous, the lots here are tight, and anything that slips is likely to land on somebody else's property. Do the useful things indoors: move what you can from under the drip, put something down to catch water, and take your photographs. Getting a tarp to hold is mostly about choosing anchor points that will survive the next gust, which is hard to judge from a ladder in the weather that follows a storm.
