Two things shape what a blow does to a Boca Raton roof, and neither is the strength of the gust on its own. The first is how close you sit to the water.
Along the ocean at Boca Raton Bath & Tennis Club the wind arrives with nothing to slow it, and it comes with grit and salt in it, so edges, ridges and any exposed metal take the worst of it. A mile or two inland at Timbercreek or Lake Floresta Park the wind has been broken up by houses and by a canopy of mature trees, and there the danger shifts from the gust itself to what the gust throws.
Boca's older streets are heavily planted, and a limb landing on a tile roof does far more harm in one second than a whole night of wind. The second factor is what your roof is made of.

Metal opens at a closure or a piece of trim. Low-slope areas over Florida rooms and carports lose a seam at the perimeter or lose their drainage to debris.
What follows is the same on all of them and the order is not flexible. Stop the water with a properly anchored tarp.
Give the timber the days it needs to dry. Repair last, onto sound dry wood, because a covering laid over trapped moisture simply hides the decay while it continues.

What to know.
- Impact damage hides better than wind damage
A branch that has come down and been dragged off the roof leaves a cracked tile and, underneath it, a punched or torn membrane that nobody can see once the tile is back in place. On Boca's older tree-lined streets this is the commonest storm call we get, and it is the one most often missed. Wherever anything landed, the tile comes up and the layer beneath is examined and photographed, because the damage that matters is a layer down from the damage that shows.
- Salt and grit on the ocean side
Close to the water a storm sandblasts as much as it pushes. Exposed metal at ridges, valleys and terminations takes an abrasive dose, coatings dull, and fixings that were already thinning get a season's wear in an evening. After a blow on that side of the city we look hardest at the hardware rather than the covering, since a roof can come through with every tile in place and still have lost the metal that was holding the details together.
- The tarp buys drying time and nothing more
Its purpose is to keep the next shower off timber that is already saturated so the timber can release that water. Sheathing cannot dry beneath a finished roof. Contractors who skip that wait in order to appear quick produce repairs that fail the following season with the fault neatly sealed away from view. Anchoring is the skill: a tarp fixed to the wrong points lifts in the next squall and removes more tile on its way.
- What we can and cannot promise about timing
When weather crosses the whole county every roof needs attention in the same hour, and a firm arrival date offered in that hour is a guess dressed up as a commitment. Somebody answers our phone overnight. Work is ordered by how quickly water is getting into a building rather than by who called first, and we tell you where that places you. A branch hit my roof and only one tile broke. Is that a problem?
Treat that as the visible part rather than the whole. Tile is brittle and impact travels through it: the piece that broke absorbed some of the blow and passed the rest into the membrane beneath, which can be split or punched without a mark showing once the tile is swapped. Anywhere something landed, we lift the surrounding tiles, examine and photograph the layer underneath, and repair that if it has been breached. Replacing the tile alone leaves an open roof looking closed.
How do I tell whether the wind did any damage?
From the ground, look for tile in the garden, a broken or missing run along a ridge, trim standing out of line, shingle gone from a rake, and anything resting on a flat section. Inside, check for a fresh mark on a ceiling and a damp smell in cupboards. On the ocean side also look for dulled or lifted metal. If any of that applies, the useful next step is somebody walking the roof, because the joints that fail here give nothing away when seen from below.
Should I get a tarp up before you arrive?
Not by going up there yourself. Wet tile is genuinely dangerous underfoot and anything already loosened will move again when it takes your weight. Do the useful work indoors: shift what you can out from under the drip, put something down to catch water, and take your photographs. Fixing a tarp is mostly a question of choosing anchor points that will still hold in the next squall, which is exactly the judgement that is hard to make from a ladder in poor weather.
When will the permanent repair happen?
Once the timber is dry, and after county-wide weather, once the queue reaches you. We will not offer a date we cannot meet. We will get the tarp on so nothing further gets in, tell you honestly where you stand and keep you posted. Building a repair onto wet sheathing to look responsive is the single most common reason storm work fails a season later, and it converts a repair you paid for once into a roof you pay for twice.
