    • You are more coastal than you think

      Salt off the Intracoastal reaches roofs well back from the water, and it does not care that the building is industrial or that the ocean is on the other side. Termination bars, edge trim, kerb flashings and fixings corrode from underneath on a coastal timetable, and because they are the components holding everything down, they are also where the failure arrives. If your last specification treated the building as inland, that is worth checking before the next storm does it for you.

    • The perimeter before the field

A survey therefore starts at the perimeter and at every upstand, then works through the penetrations, and only then considers the field. Each is photographed individually and recorded against a mapped section, so what appears next year is visible as a change.

    • Specify the metal, and name it

      On the next re-cover the single most valuable decision is the grade of the terminations, kerbs and edge trim. Specified properly for this exposure they last; specified as though the building were inland they are the thing that ends the roof early. It is a modest part of the cost and it should appear on the quote by name. Where two tenders differ, that line is worth checking before anything else.

Each is surveyed and photographed individually and rebuilt where it needs it, rather than being sealed again and revisited next year.

    Can a coating save us a re-cover?

    Where the conditions hold, yes. A coating renews a covering; it cannot rebuild kerbs or terminations, and on this ground the terminations are usually the condition that decides it. Closed seams, a deck falling to its outlets, outlets that clear, a dry assembly and sound edges are what is required. A test opening establishes it quickly, before anything is tendered, and it costs nothing to find out.

    Can the work happen while we operate?

    Usually. Sections are opened and closed within a working period rather than left exposed, material and waste movement is planned around loading, vehicle access and yard operations, and anything above an area that cannot be disturbed is programmed specifically. On a working site the constraint is normally what happens beneath the roof rather than the roof itself, and the phasing is written into the quote.
