    A flat roof on the island holds water after every storm, and salt attacks every drain, scupper, pitch pocket and length of edge metal. We survey the drainage first, because ponding is what kills a membrane; we rebuild scuppers and drains where they have corroded, and we run stainless or copper edge metal because galvanized fails within a few seasons here. TPO for reflective single-ply, modified bitumen for high-traffic roofs, silicone coating where a sound roof needs years rather than a tear-off. The survey decides.

    Boards, reserve studies and the milestone-inspection era

    Older three-story-plus condominium buildings on the island now face the state's milestone structural inspections and reserve requirements, and the roof is one of the first things the engineer asks about. We provide the roof condition survey, photographs and remaining-life opinion a board needs for that file, present at the board meeting if invited, and phase a re-roof so the building stays dry and the association can budget it across years. Nothing is oversold; if a roof has life and needs maintenance, that is what the report says.
