    What to know.

    • Rooflights are the usual suspect

      On a large span the rooflights are often older than the covering around them, and their frames, upstands and seals age on their own schedule. They are also easy to overlook precisely because they are not the roof. On a survey every one is photographed individually and assessed on its own, because a single failed rooflight upstand can put water onto a working floor while the covering across the entire span is in good order.

    • A big roof, a small number of outlets

      Warehouse drainage is concentrated: a very large catchment feeding a limited number of points. Rain here arrives in volume rather than drizzle, so a partial blockage becomes standing water quickly, and on this scale that is a serious load as well as a leak risk. Clearing and testing the outlets is minutes of work, needs doing several times a year, and is the cheapest protection available on a building of this kind.

    • What gets added over the years

      Power, air, extraction and their supports get run across a large roof by whoever needed them there, and each crossing is a penetration or a bearing point made by a trade whose concern was not the covering. Those are surveyed and photographed individually and recorded against a mapped section, so the next time something appears on the roof it is visible as a change rather than absorbed into a general impression.

      On a very large span the difference between a coating and a re-cover is a large sum, so getting the assessment right matters more than usual.
