Ours is not, and the way you can tell is what happens when the roof is fine: the report says the roof is fine, there is no bill, and nobody rings you again about it. That happens regularly and it is a legitimate result rather than a wasted visit.
What the visit consists of is the same on every house in 33435 and 33426. The roofer walks the slopes.
On tile he lifts pieces at several points across different aspects to read the underlayment, which is the layer that decides whether a roof has years in hand and the one nothing visible from the ground can tell you about. On shingle he reads granule loss slope by slope.
He goes through every vent collar, valley and flashing at walls, chimneys and skylights, and every ridge and hip cap. He clears and tests the outlet on any carport, porch or Florida room section and checks the junction where it meets the pitched roof.
He feels for decking that has gone soft. On the waterfront streets at Boynton Isles and Coquina Cove he examines the metalwork closely, because salt takes valley pans, drip edge and fixings long before it touches the covering.
Where a hatch allows he reads the underside of the deck. Everything is photographed, and the report names the specific collar, valley or slope rather than talking about the roof in general.

- The test is whether we say it is fine
An inspection that can only end in work is not an inspection. If your roof needs nothing, that is what the report will say, there is no charge and there is no follow-up call. It is the single most useful thing to ask any roofer offering a free look: what happens if you find nothing. The answer tells you what kind of visit you are actually booking, and it costs nothing to ask before anyone arrives.
- Read the layer, not the age
Roofs are not written off by their birthday. What matters is the condition of the underlayment beneath the tile, or the state of the mat under the granules on shingle, and both are assessed by opening the roof at several points rather than by discussing when the house was built. One sound opening proves nothing about the rest, so the roofer opens several across different aspects and photographs each one.
- On the water, look at the metal
At Boynton Isles and Coquina Cove salt works continuously on valley pans, drip edge and the fixings holding caps and trim, and those give way while the covering above still looks sound. A roof can be entirely intact and have lost the metalwork holding its details together. On those addresses the hardware gets the closest attention of the visit and it is photographed piece by piece so you can see the actual condition rather than take a verdict on trust.

Beyond that, look for photographs of your own roof and findings that name a specific collar, valley or slope. General statements about age and condition are the language of a pitch rather than a report.
How is this different from a home inspection?
A home inspector assesses the whole property and reports the roof from wherever it can be safely reached, which usually means the edge or the ground. That cannot reach the underlayment beneath tile, and on a waterfront roof it will not properly assess the metalwork either. Both reports have their place. Only the roofer's answers the question that carries a price, which is why buyers and sellers here often get one before a closing.
My roof is old but not leaking. Is it worth looking at?
Yes, because the useful time to know is before it leaks. An inspection either confirms the roof has years in hand, which lets you stop worrying and plan, or it finds something small while it is still small. Neither outcome costs you anything. What it will not do is give you a replacement quote you did not ask for; if the underlayment is sound the report will say so and the age of the house will not change that.
What happens if you find something?
You get a photograph of it, a plain explanation and a written price, and nothing is done without your agreement. A collar, a length of flashing or a cracked tile is a repair and is priced as one. If the underlayment is brittle everywhere the roofer opened it, we say so directly and show you the images, so a replacement is a decision you take on your own timing with evidence in hand rather than one made under pressure.
