Salt arrives off the ocean and off the Intracoastal, and it goes for the metal: valley pans thin from beneath, drip edge blisters, the fixings holding caps and trim weaken, and flashings at walls and skylights corrode where nobody can see them. All of that happens while the tile above stays exactly the colour it was delivered in, which is why waterfront owners are so often caught out by a leak on a roof they think of as young.
On the mainland at Lantana Point, Lake Shores Lantana and Hypoluxo Park the metal has a much easier life, and the questions become the ordinary ones: how much life is left in the underlayment, whether the vent collars have hardened, whether the carport outlet is clear, and whether the deck has softened anywhere. The work itself is the same on both sides and it costs nothing either way.
The roofer walks the slopes, lifts covering at several points across different aspects to read the layer beneath, works through every collar, valley, flashing and cap, clears and tests the outlet on any low-slope section and checks its junction with the pitched roof, feels for soft decking, and on the water examines the hardware piece by piece. Everything is photographed, and the report names the specific item rather than describing the roof in general terms. It is worth adding that on a narrow strip of land like this, two houses on the same street can face very different exposure depending on whether anything stands between them and the water, and the report says so rather than treating a postcode as a verdict.

What to know.
- Waterfront: the hardware is the story
On the island and out at Point Manalapan the tile or shingle usually outlives the metal that holds it down, because salt reaches every roof from two directions. Valley pans, drip edge and cap fixings corrode from underneath and give way while the covering above looks untouched. On those addresses the hardware gets the closest attention of the visit and is photographed piece by piece, so you see the actual condition instead of taking a verdict on trust.
- Mainland: read the layer and the details
On the sheltered side the questions are the ordinary ones and the answers still come from opening the roof rather than looking at it. How much life is in the underlayment, whether the vent collars have gone hard, whether the carport or porch outlet still clears, and whether the deck has softened around an old leak. Each of those is examined and photographed, and none of them can be judged from the ground or from a ladder at the eaves.

My roof on the island is only a few years old. Is it worth checking?
Yes, and sooner than the age suggests. The covering will be fine for a long time. The metal holding it down will not, because salt arrives from the ocean and the Intracoastal and works on it from the day the roof goes on. A thinning valley pan found during an inspection is a small piece of work. The same pan found after the first blow that pulls a run of covering off it is a slope, and on an exposed lot that is not a rare outcome.
How is this different from a home inspection?
A home inspector assesses the whole property and reports the roof from wherever it can be reached safely, usually the edge or the ground. That cannot read the layer beneath the covering, and on a waterfront house it will not properly assess the metalwork either. Both reports are useful and they answer different questions. If you are buying on the island, the roofer's report is the one that will actually change what you offer or what you ask for.
Do you check the carport or porch roof too?
Yes, and on the mainland houses it is frequently where the leak is. The outlet gets cleared and tested, every seam is examined, particularly at the perimeter and where the covering climbs a wall, and the junction with the pitched roof above is looked at closely because that joint does the hardest work on the building. Anything found is photographed and priced before it is done, and it appears as its own line rather than being folded into the main roof.
What happens if you find a problem?
You get the photograph, a plain explanation and a written price, and nothing is done without your agreement. A collar, a length of flashing or a corroded valley is a repair and is priced as one. If the layer beneath the covering is failing everywhere the roofer opened it, we say so directly and show you the images, so a replacement is a decision you make deliberately on your own timing rather than one forced on you by weather.
