Somebody has to get onto the roof, take tile up at several places along different slopes, and look. That is the whole difference between a report worth acting on and a paragraph about apparent condition, and it is why ours costs nothing whether you use us afterwards or not.
Here is what the visit covers. The roofer walks the slopes and lifts tile at intervals to read the underlayment.
He works through every plumbing collar, every valley and its metal, every flashing where the roof meets a wall, a chimney or a skylight, and every ridge and hip cap and the bedding beneath. Any low-slope area, and Camino Gardens and Royal Oak Hills have plenty over carports and Florida rooms, gets its seams examined and its outlet cleared and tested.
He feels for sheathing that has gone spongy underfoot. Where a hatch exists he goes into the roof space and reads the underside of the deck, which records old leaks and previous repairs more honestly than any ceiling does.

What to know.
- Reading the layer that decides everything
Tile is a shield. The self-adhered membrane beneath it is the actual waterproofing, and it ages by heat rather than by weather you can see. Lifting tile at a handful of points across different slopes is the only way to judge it, because one sound spot proves nothing about the rest. The roofer photographs each opening he makes and replaces the tile as he goes, so you finish with evidence from several parts of your roof instead of a single opinion about all of it.
- Getting through the gate properly
Boca Grove Plantation, Boca Raton Bath & Tennis Club and Bramalea generally require a contractor to be registered, with credentials on file, and expected at the gate. We sort that out beforehand. It sounds like paperwork and it is the difference between an appointment that happens and an afternoon wasted on both sides. A finding you cannot point to is not a finding. My buyer's home inspector already looked at it. Is that enough?
For most of a house, yes. For a tile roof, generally not. A home inspector assesses everything and reports the roof from wherever it can be reached safely, which usually means the edge or the ground. That vantage point cannot reach the membrane, and the membrane is what determines whether you are looking at a roof with years in hand or one that is finished. The two reports answer different questions, and only the roofer's answers the one that carries a price.
Can you get into my gated community?

We arrange that ahead of the appointment. Do you look inside the roof space?
Wherever there is safe access, and it is often the most informative half hour of the visit. The underside of the deck keeps a record: staining from leaks that have long since dried, daylight showing at a flashing that has lifted, and the direction water has travelled along the timber. That direction explains why a mark in one room originates above another. Where no hatch exists we state that in the report rather than implying the roof was assessed from both sides.
You have found a problem. What happens next?
You receive the photograph, a plain explanation and a written price, and nothing else happens without your agreement. A collar, a length of flashing or a cracked tile is a repair and is priced as one. If the membrane proves brittle at every point the roofer opened, we say so directly and show you the images that support it, so that replacing the roof becomes a decision you take deliberately, on your own timetable, rather than one taken for you by a ceiling.
