Read that and you know what has actually been happening to the house, rather than what the last owner said about it. Outside, the roofer walks the slopes.
On tile he lifts pieces at several points across different aspects to read the membrane beneath, which is the layer that decides whether a roof has years in hand. On shingle he reads the granule loss slope by slope.
He goes through every vent collar, valley and flashing at walls, chimneys and skylights, and every ridge and hip cap. He checks each junction where an addition meets the original roof, because on these houses that is where the leaks concentrate.

What to know.
- The roof space is the honest witness
On a board-decked house the underside of the roof records everything: dried staining from old leaks, the track water took along the boards, daylight at a lifted flashing, and every previous repair. That is why the roofer goes up there wherever there is safe access. A ceiling shows you where water arrived. The deck shows you where it got in, and on these houses those two places are frequently rooms apart.
- Junctions between old roof and additions
Where an addition meets the original house there is a junction that somebody built at the time and somebody else has resealed since. On the older Lake Worth Beach stock those junctions leak far more often than any slope does. Each one gets examined individually and photographed, because the fix is usually to rebuild the detail in metal rather than apply another bead of sealant to a joint that has already failed twice.
- Soft boards underfoot
Plank sheathing goes soft locally rather than all at once, usually around a vent, under a valley or where an old leak ran. A roofer feels that through his boots before he can see it, and it matters because it is the difference between a repair and a repair plus new decking. We mark and photograph every soft area found so that, if a replacement follows, the decking allowance in the quote is based on what is actually up there.

Why does the roofer want to go in the attic?
Because on an older house it is where the answer usually is. The underside of a board deck records old leaks, the direction water travelled, daylight at a lifted flashing and every previous repair, and none of that is visible from outside. It also explains why a ceiling mark in one room comes from an entry point two rooms away. Where there is no safe access we say so in the report rather than implying the roof was assessed from both sides.
How is this different from the home inspection I had?
A home inspector assesses the whole property and reports the roof from wherever it can be safely reached, usually the edge or the ground. On an older Lake Worth Beach house that misses the two things that matter: the condition of the board deck, and the junctions where additions meet the original roof. Both need somebody up there and inside. The two reports answer different questions, and only the roofer's carries a price against what it finds.
Should I get an inspection before buying an older house here?
It is one of the more useful things you can do. On this stock the roof is usually the largest single unknown, the deck may be boards, the additions may be leaking at their junctions, and none of that shows in a general survey. A written roofer's report either removes the question or prices it, and either outcome is far easier to negotiate than a vague note about the apparent age of the covering.
What if the roof turns out to be fine?
Then that is what the report says, you are not billed, and nobody contacts you again about it. It happens regularly and it is a legitimate outcome rather than a wasted visit. You still finish holding photographs of your own roof and a written record of its condition, which is worth having as a baseline. When something does eventually change, you and whoever looks at it next have something concrete to compare against.
