What a roof replacement costs in Boca Raton

Here is the arithmetic behind a Boca Raton roof price, laid out the way we would explain it at your kitchen table. The biggest number is the roof itself: how many squares of area and how steep. A Timbercreek two-story off Glades Road with a hip roof and a couple of dormers carries far more roof than a Hillsboro Park ranch near Palmetto Park Road, and steep slopes slow every step. The second number is material. Shingle is the affordable end and a sound roof for many homes in 33486 and 33433. Concrete tile costs more and matches most of Boca's neighborhoods from Military Trail to the Intracoastal. Clay barrel and standing-seam metal sit at the top, clay for the Mizner look on the east side, metal for the low-slope mid-century homes of Camino Gardens and Royal Oak Hills. Flat sections, and Boca has many, price separately in TPO or modified bitumen by their own rules. The third number is what comes off and what is underneath: one layer or two, and how much decking and fascia has gone soft, which on the older east-side homes in 33431 between Federal Highway and the Intracoastal, sitting in salt air for decades, can be a real line item. The fourth is complexity: every valley, skylight, chimney and dormer is flashing and labor. The fifth is location and rules: near the Intracoastal the roof gets stainless or heavy coated metal and fasteners as standard, and Boca Grove Plantation, Lake Floresta Park and the Boca Raton Bath & Tennis Club fix the tile profile and color, which decides the material for you. That is the entire list. Any quote that skips the deck is guessing at the biggest unknown on the job, and any quote that skips the association submittal is going to stop. Molsbee Roofing has been a family business since 1975, based in Lake Worth Beach and working Palm Beach County, Jupiter to Boca Raton. We do not price a Boca roof from an aerial photo. A roofer measures it from the roof, checks the attic and deck, photographs what is there, and you receive an itemized scope for tile, metal and shingle side by side, permitted through the City of Boca Raton. Financing options are explained at the inspection if you ask. Free roof inspections. Open 24 hours a day, 7 days a week at 561-318-8624.

    Our work here

about a dozen roofs in Boca Raton (central / downtown) since March 2026

    What it costs

Full replacements we have priced across Palm Beach County since spring have landed in the county's typical range. Your house sets the number; we measure it and put the price in writing.

    Five numbers, one price

Area and pitch. Material: shingle, concrete tile, clay barrel, standing seam, or a flat system in TPO or modified bitumen. Layers coming off and the condition of plywood and fascia under them. Complexity: valleys, skylights, chimneys, dormers, and the transitions between flat and pitched sections common from Camino Real to Spanish River Boulevard. Location and rules: coastal-grade metal near the Intracoastal, architectural standards at Boca Grove Plantation, Lake Floresta Park and the Bath & Tennis Club. Anything beyond those five deserves a question.

New construction versus replacement in Boca

A roof on a new house off Yamato Road or in the west Boca builder corridor skips the tear-off and the deck allowance, so it prices on squares, pitch, material and complexity alone and runs on the builder's inspection calendar. A replacement in Camino Gardens or Royal Oak Hills adds removing the old roof, disposal, and whatever the plywood turns out to need once it is bare. Both permit through the City of Boca Raton; both arrive as an itemized scope before work starts.

The deck is the unknown, so the inspection looks at it

Once a Boca roof is off, the plywood and fascia tell the truth. Soft sheets around old leaks and salt-eaten fascia at east-side eaves are the extras that turn a cheap quote into an expensive job. Our itemized scope carries a deck allowance based on what the roofer found in the attic and at the edges; if the roof opens up worse than that, you see photographs and approve the extra before a board is cut. Nothing hides in a lump sum.

What we have seen across the county, and financing

Full replacements we have written across Palm Beach County since spring have landed in the county's typical range: more than a shingle roof on a small ranch, well under a large clay-tile estate off Camino Real. Boca Raton alone has not given us enough replacement jobs to quote a town-only figure, and we will not invent one. Financing options exist and get explained at the inspection; financing changes how you pay, not what the roof costs, and the itemized scope is the same document either way, from Hillsboro Park to Boca Grove Plantation.
