Boca Raton has a tree problem that looks like an amenity. The mature canopy over Camino Gardens, Royal Oak Hills, Timbercreek and Lake Floresta Park is one of the pleasantest things about those streets and it is relentless on the roofs beneath it.
Leaves, seed pods and small branches come down all year, they collect exactly where a roof is least able to shed them, and they turn drainage points into dams. That single fact accounts for more of the upkeep we do in this city than sun, wind and age combined.
So maintenance here starts with clearance and then works through the parts that perish. Valleys get emptied, because a valley carries the water of two slopes and silts up faster than anything else on a tiled roof.
Outlets on Florida rooms, carports and terraces get cleared and tested, since a blocked outlet converts a low deck into a pond within one wet week. After that the roofer goes through the perishables one by one.
Plumbing collars whose rubber has stiffened come off and are replaced. Cap mortar that has opened along a ridge or a hip is cut out and re-bedded.
Cracked sealant at wall, chimney and skylight flashings is raked back and renewed. Tile sitting low is lifted, reset and refastened.
Every item is photographed as it is dealt with, and the photographs are yours, so the following visit measures change rather than starting from a blank sheet. In the gated communities we register with the association and lodge credentials ahead of the day, which keeps a routine visit routine.

What to know.
- The canopy is the maintenance schedule
Under mature trees a roof needs clearing more than once a year, and the interval is set by the trees rather than the calendar. Valleys silt first, then the outlets on any low deck, then the small pockets behind ridge lines. Debris holds moisture against metal and against tile edges, and constant damp does slowly what a leak does quickly. Nobody enjoys paying for clearance, and it remains the cheapest work that will ever be done on your roof.
- Perishable parts, in order of trouble
Rubber collars around plumbing vents fail first, splitting where the pipe meets the sleeve and sending water down the outside of the pipe with no external sign. Cap mortar goes next, releasing ridge and hip tiles for the wind to work on. Flashing sealant is third, shrinking back at walls and chimneys until a line opens. None of them is expensive. All of them are cheaper still before they have introduced water to a deck.
- A record you can actually use
Every item touched is photographed and listed, and you keep both. That turns maintenance from an act of faith into something measurable: next year the roofer arrives knowing which collars were changed, which caps were re-bedded and which slope was showing wear, and can report what has moved since. It also means that when a replacement eventually becomes the right call, the case for it is built on a documented history rather than a single opinion formed on one afternoon.
- Why we will not pressure wash it
High-pressure water is marketed as roof cleaning and behaves as roof damage. The jet travels beneath tile laps and wets the membrane that the tile exists to keep dry, it erodes the face of older concrete tile, and it drives cap mortar out from underneath. The roof looks transformed for a season and performs worse permanently. If appearance is what is bothering you, raise it at the inspection and the roofer will explain what is safe on your particular tile.

How often should my roof be looked at under all these trees?
More often than a roof on an open lot. Where a mature canopy overhangs, as it does across much of Camino Gardens and Timbercreek, clearing valleys and outlets twice a year is sensible, with the perishable items reviewed annually once the roof is past its middle years. The trees set the interval, not the age of the tile. A roof under nothing but sky can usually go longer between visits and still be perfectly well looked after.
Does maintenance delay the day I need a new roof?
Not for the membrane, and we will not pretend otherwise. That layer ages on its own clock and when it is finished the roof is finished. What upkeep prevents is the roof ending years early for an avoidable reason: a split collar, a released cap, a valley that silted up and rotted a deck. Those write off roofs with plenty of life remaining. Maintenance secures the full term the roof was capable of, at a small fraction of the cost of the damage it avoids.
Will you service the roof over my Florida room?
Yes, and on a Camino Gardens or Royal Oak Hills house it usually needs it more than the tile does. The outlet is cleared and tested, every seam is examined, particularly at the perimeter and where the covering climbs the wall, and the junction with the pitched roof above is inspected closely because that line does the hardest work on the building. Anything found is photographed and priced before it is carried out, not after.
Can you maintain roofs inside a gated community?
Yes. Boca Grove Plantation, Boca Raton Bath & Tennis Club and Bramalea generally require a contractor to be registered, with credentials on file, and expected at the gate, and we arrange that before the appointment so the visit runs to time. For association-owned clubhouses and amenity buildings we work the roof in mapped sections and provide a report that separates immediate items from work that can be scheduled, which is what a board needs in order to plan a budget.
