What sets the price in Palm Beach Gardens
Relay clay barrel tile, or order new tile
On a mid-nineties tile roof in BallenIsles or Mirasol the tile usually outlasts the underlayment beneath it. On clay barrel tile, where enough pieces are unbroken and the profile is still made, we lift it, put down new self-adhered underlayment, replace the flashings and reset the same tile with matching pieces filling the gaps, which keeps the association's colour.
Concrete tile, and barrel tile too cracked or out of production, is priced as new tile over new underlayment to the approved specification. We count the tile at the inspection and put both prices on one sheet.
The association's clock is part of the price
In PGA National the property owners' association approves a re-roof before the city sees it, and once the work starts it has to finish inside a set number of calendar days. That changes how the job is bought, not just when it is scheduled.

What you keep is the barrel tile, and on a Mirasol or Evergrene roof the tile is the line that moves a new-tile estimate more than any other. It is the wrong choice when too many pieces are cracked or the profile is out of production, because a patchwork of mismatched tile is something the architectural committee will notice.

Only as long as the association's rules allow, and we plan backwards from that date. Tile on the ground, staging booked, the city permit issued and inspections lined up, then the tear-off.
Dry-in goes on as soon as the deck is exposed, and the deck itself is checked and repaired before the underlayment goes down.
