What comes off and what the deck looks like once it has; one layer or two, and how much plywood and fascia has gone soft. Where the house sits: Frenchmans Creek and Frenchmans Reserve in 33410, east of Alternate A1A, are close enough to the Intracoastal that the roof gets stainless or heavy coated metal and fasteners as standard, and Horseshoe Acres West has long roofs and county permitting. Where the material is open, shingle is the affordable end, concrete tile the middle, clay tile and standing-seam metal the top, with flat sections over lanais priced by their own rules in TPO or modified bitumen. That is the whole list, and a quote that skips the deck or the association submittal is guessing at the two things most likely to change the total.
