Palm Beach Gardens · Storm damage roof repair
Roofing in Palm Beach Gardens since 1975.
After a blow, most owners in Palm Beach Gardens have a second problem stacked behind the first. The roof needs attention, and the community needs to be told, consulted, or asked.
In a city where Mirasol, Ballenisles, Frenchmans Creek, Frenchmans Reserve, Evergrene and the PGA Resort Community all run their own procedures, the week after a storm is exactly the wrong moment to be discovering what yours requires. We keep registrations and access details current with the associations we work in for precisely that reason, so that when the phone rings the answer is about your roof rather than about paperwork.
As for the damage itself, it divides by where you are. Along the Intracoastal at Frenchmans Creek the wind arrives off open water with salt in it, and the tiles that come away are usually the ones whose fixings had been quietly corroding for years, which means the neighbouring rows are the same age and the same distance from going.
Further inland at Mirasol, Evergrene and the PGA neighbourhoods the exposure drops and the damage clusters where something struck. Either way the sequence afterwards is fixed.
Stop the water with a tarp anchored to points that will hold in the next squall. Let the timber dry.
Repair last, onto dry wood, because a covering closed over damp sheathing hides decay rather than ending it. Photograph what you can see safely from the ground before anything is cleared.
It is also worth separating what a storm did from what it merely exposed. Wind tends to find the collar, the cap or the fixing that was already at the end of its life, and a roofer who shows you the photograph will tell you honestly which of the two you are looking at.
We are Molsbee Roofing, family-run since 1975, based in Lake Worth Beach, licensed CCC1327429, working the county from Jupiter to Boca Raton. We cover 33418 and 33410, somebody answers the phone through the night, and we tell you honestly where you sit in the order.

Good to know
What to know.
- The association side, handled in parallel
Most communities here want notice of emergency work and a submission for anything that changes how the roof looks. Neither should delay a tarp, and neither is something you should be researching with water coming in. We keep our registrations current, notify the association as part of the callout, and prepare whatever submission the permanent repair will need while the timber is drying, so the two timelines run alongside each other instead of end to end.
- Near the water, check the neighbours of the gap
When tile comes off a coastal roof it is usually the fixings that failed rather than the tile, and fixings age together across a slope. Refilling the gap and leaving it there means the next blow takes the row beside it. On any Frenchmans Creek address we check the surrounding fixings and the valley metal before quoting, and if they are sound we say so and price the small repair honestly rather than inventing a larger one.
- Impact damage inland
Away from the water the harm usually comes from what the wind carried. A limb striking tile cracks the piece it hits and passes the rest of the force into the membrane below, which can be split with nothing visible once a replacement tile is dropped in. Anywhere something landed, the surrounding tiles come up, the layer beneath is examined and photographed, and it is repaired if it has been breached rather than simply covered over again.
- What a tarp is for
It holds off the next shower so wet timber can dry, which it cannot do underneath a finished covering. Contractors who skip that wait in order to look responsive produce work that fails a year later with the fault sealed neatly out of view. Getting a tarp to hold is mostly about choosing anchor points that will survive the next gust, and a badly fixed one turns into a sail and removes more tile than the storm did.

Most storm repairs are a short visit: tiles reset, caps re-bedded, a boot or a run of flashing replaced. A roof the wind opened across a whole slope is a different job, and the photos say which.

Roofing questions
Frequently asked questions.
Who repairs storm damage in Palm Beach Gardens, FL?
Molsbee Roofing. A family business since 1975, based in Lake Worth Beach, licensed CCC1327429, working Palm Beach County from Jupiter to Boca Raton. We cover 33418 and 33410, inside Mirasol, Ballenisles, Frenchmans Creek, Frenchmans Reserve, Evergrene and the PGA Resort Community, with access and registrations kept current so a callout is not held up at a gate. Somebody answers overnight. Tarp first, photographs, then the lasting repair once the timber is dry. Call 561-318-8624.
Do I need to tell my HOA before you put a tarp on?
Most communities want to be told, and none of them expect you to leave water running into the house while you find out. A tarp is emergency protection and is treated as such. We notify the association as part of the callout, and we prepare any submission the permanent repair needs while the timber is drying, so the community process and the drying time run in parallel rather than one after the other. That usually saves weeks.
Only a few tiles came off. Is that a small job?
Near the water, not always. Tiles come away because the fixings holding them had corroded, and the fixings on the rest of that slope are the same age and the same distance from failing. So the honest first step is checking the neighbouring rows and the valley metal rather than simply refilling the gap. If everything around it is sound, it is a genuinely small repair and we will price it as one and say so in the report.
A branch hit the roof and one tile broke. Is that a problem?
Treat the broken tile as the visible part rather than the whole event. Tile is brittle and impact travels through it, so the piece that broke absorbed some of the force and passed the rest into the membrane underneath, which can be punched or split without anything showing once a replacement is dropped in. Wherever something landed we lift the surrounding tiles, photograph the layer beneath and repair it if it has been breached, rather than closing an open roof.
How soon can the permanent repair happen?
Once the timber is dry, and after county-wide weather, once the queue reaches you. We do not hand out arrival dates we cannot keep. We get the tarp on so nothing further gets in, tell you truthfully where you stand, keep you posted, and use the drying days to get the association submission ready. Closing a repair over wet sheathing to look fast is the commonest reason storm work fails the following season.
