That is not a bad prompt, but it points at the wrong end of the problem. What actually decides whether your roof reaches its full life is a short list of parts that perish quietly and cost very little to renew, and none of them are what the letter was about.
The rubber collar around a plumbing vent hardens and splits where the pipe passes through, sending water down the outside of the pipe with nothing showing above. Cap mortar opens along a ridge and releases tiles for the wind.
Flashing sealant shrinks back at walls and skylights until a line opens. Valleys silt up and stop moving the water of two slopes.
The outlet on a lanai or terrace blocks and turns a low-slope deck into a pond. Along the Intracoastal at Frenchmans Creek there is a sixth item, the metal, because salt takes valley pans, drip edge and fixings long before it touches tile.
A maintenance visit works through all of that, photographs everything it touches and leaves you the list, so the following year measures change rather than starting from scratch. - When the letter arrives about appearance
A note from the association about staining is worth acting on and worth acting on carefully. There are gentler ways to deal with discolouration than blasting a roof, what is safe depends on the tile you actually have, and the wrong method costs a great deal more than the letter was ever about. We look at your roof, tell you what can be done safely on it, and put that in writing so you have something to reply with rather than a guess.
- Why pressure washing is refused
A high-pressure jet drives water up under tile laps and soaks the membrane the tile exists to protect, strips the face from older concrete tile and forces cap mortar out from underneath. On shingle it removes the granules that shield the mat from the sun. The roof looks transformed for a season and performs worse permanently, and on a coastal address it also strips protective coatings from the metal that salt is already working on.
- The parts that perish
Vent collars, cap mortar and flashing sealant cause the large majority of leaks on roofs that are otherwise in good order. All three are cheap parts, all three are quick work, and all three are dramatically cheaper to renew on a schedule than to find through a ceiling. On a maintenance visit they are dealt with in sequence across the whole roof rather than only where something has already started to show.
- Salt on the Intracoastal side
At Frenchmans Creek the hardware is on a shorter clock than anything else on the roof. Valley pans thin from beneath, drip edge blisters, and cap fixings weaken until a routine gust lifts tile that looked entirely secure. Catching that during maintenance means replacing a length of metal and a handful of fixings. Catching it after a storm means resetting a slope, and the photographs from the visit show you which stage your roof has reached.

We will look at it, tell you plainly what can be done safely and what cannot, and put that in writing so you have a considered reply for the association rather than a rushed decision made under a deadline.
How often should the roof be maintained here?
Annually on an Intracoastal address at Frenchmans Creek, because salt exposure is continuous rather than seasonal, and every second year further inland at Mirasol, Evergrene or the PGA neighbourhoods, with an extra look after any hard blow. Exposure sets the interval rather than the age of the house, and two roofs built in the same year a few miles apart are genuinely on different schedules because of what the air is carrying.
Can you maintain association-owned buildings?
Yes. Clubhouses, amenity centres, cart barns, gatehouses and maintenance buildings. We work those roofs in mapped sections, photograph each one and provide a report separating immediate items from work that can be scheduled and budgeted, which is what a board needs in order to plan rather than react. Because the sections are mapped, each subsequent visit measures what has changed instead of forming a fresh opinion about the whole roof every time.
Does maintenance mean I can put off replacing the roof?
Not for the membrane, and we will not pretend otherwise. That layer ages on its own clock and when it is finished so is the roof. What upkeep prevents is the roof ending years early for a reason that has nothing to do with age: a split collar rotting a deck, a corroded fixing letting a slope go, a blocked outlet ponding a lanai. Maintenance secures the full term the roof was capable of, at a small fraction of what the damage would cost.
