Old houses reward attention more than new ones do, and Lake Worth Beach is a town of old houses. On stock like this the covering is rarely the first thing to fail.
What fails is the collection of small, perishable parts that everybody forgets about, and on a house that has been standing this long there are more of them than usual: the rubber collar around every plumbing vent, the mortar under every ridge and hip cap, the sealant at every chimney and wall flashing, and the junctions where additions built decades apart meet the original roof. Add the town's mature street trees, which fill valleys and block the outlets on porches and carports faster than owners expect, and you have a maintenance list that has very little to do with the age of the covering and everything to do with whether anyone has looked recently.
A visit works through it in order. Valleys emptied.
Outlets on porches, carports and additions cleared and tested. Vent collars replaced where the rubber has stiffened.
Cap mortar re-bedded where it has opened. Cracked sealant raked back and renewed at every wall, chimney and skylight flashing.
Each junction between the original roof and a later addition examined properly rather than glanced at. Slipped tile reset and refastened.
Everything touched is photographed and listed and you keep both, so the next visit measures what has changed instead of forming a new opinion. Being based in the town means these visits are straightforward to schedule and easy to repeat, which is most of what makes maintenance work at all.

What to know.
- An old house has more small parts
Every vent, every chimney, every wall a roof runs into and every junction between the original house and a later addition is a detail that can perish, and older houses simply have more of them. That is why maintenance pays off better here than on a plain modern roof: there is more to go wrong, all of it is cheap while it is small, and almost all of it is expensive once water has reached a board deck.
- The trees fill the valleys
Mature street trees drop into exactly the places a roof least wants it. Valleys carry the water of two slopes and silt up first. Outlets on porches and carports block next, and once blocked a low-slope deck ponds within a wet week. Clearing both is quick, unglamorous and needs doing more than once a year under heavy planting, and between them they prevent the most common leak we are called to on roofs where nothing is actually broken.
- Junctions get checked, not glanced at
Where an addition meets the original roof there is a detail somebody improvised and somebody else has resealed. Those are the joints that leak on these houses, and they will not be found by looking at a slope. Each one is examined individually on every visit and photographed, so you can see whether a joint that was resealed two years ago is holding or whether it now wants rebuilding in metal properly.
- Why pressure washing is refused
A high-pressure jet drives water up under laps and soaks the deck the covering exists to protect, which on plank sheathing is exactly the wrong thing to do. It also strips the surface from older tile, removes the granules from shingle and forces cap mortar out from underneath. The roof looks better for a season and performs worse afterwards. Ask at the inspection and we will tell you what is genuinely safe on your roof.

How often does an older house here need a visit?
Annually is sensible once a roof is past its middle years, and under heavy street trees the valleys and outlets want clearing twice. What sets the interval is the number of details the house has and what is growing over it, rather than the age of the covering. A simple roof on an open lot can go longer. A bungalow with two additions, three chimneys and a canopy of oaks over it cannot, and pretending otherwise costs money.
My roof leaked but the roofer says nothing is broken. How?
Because the roof could not move the water fast enough rather than because anything failed. A valley packed with leaf litter or a blocked porch outlet backs water up above the blockage until it reaches a lap that was never meant to be underwater, and in it goes. Everything is intact and the leak is entirely real. Clearing and testing the drainage fixes it, and keeping it clear is what stops it returning next season.
Is maintenance worth it on a roof that is nearly done anyway?
Often yes, and we will tell you honestly when it is not. If the covering has years left but the details are tired, maintenance is the cheapest money you will spend on the house. If the deck is soft in several places and the covering is at the end, spending on details only postpones a decision you have already made, and we will say so and show you the photographs rather than take the work. Will maintenance stop me needing a new roof?
No, and anyone claiming otherwise is selling something. Coverings and decks age on their own clock. What upkeep prevents is the roof ending years early for an avoidable reason: a split collar soaking a board, a blocked valley rotting a deck, a junction nobody rebuilt. Those write off roofs that had plenty left. Maintenance secures the full life the roof was capable of, for a small fraction of the repair that follows a wet ceiling.
